After buying and reading all 3 books, and taking some action, I figured it was about time I participated here.
I live in western Colorado. So far, I have found some awesome real estate agents to work with. They have been making some low offers for me, so we can find the deals in our area. My agents are also property managers, which is great, because they can give me an idea what a home that we are looking at will rent for if I go for picking it up personally.
After making many offers... it looks like I will be getting my first short sale under contract. The bonus on this one is that it has a tenant in place already for positive cash flow.

Re-posting this here, for those that may not be checking the classifieds. I have a 3/2 home under contract that is a short sale. I am looking to assign this home out to another buyer. It already has a renter in place that makes for positive cash flow. Please let me know if you are interested.

I have been feeding my RE Agent(s) more offers to work with. Being that I am in Colorado, the state that is ranked 10th in foreclosures.... I seem to have plenty to work with. Plus I have learned that the inside info tells us that there is an upcoming increase in demand for natural gas production. Natural gas drives a good part of our economy here in western Colorado. Which to me, could mean a possible boost to the real estate market here.
So far, the short sale I am working on.... a few of the dates have expired. Fortunately that just means a resigning of documents. A bit excited about getting my first deal wrapped up.

Time to find a different agent to work with. Time to take all that I have been learning seriously. Time to take control of, and change my life!

To add a picture, click on the "My Account" link on the left side of the home page. Towards the top of the page will be a number of tabs. Click on the one that says "Edit." Scroll down about half way and you'll see a place to upload a picture.

Any progress is better than none. I just talked to a real estate agent in my area. We set a time to meet tomorrow afternoon. I am fairly certain he will work with me
If all goes well, I will have a report of cash transactions for my area before I leave his office. Next step, buyers list.

My meeting with my prospective agent to work with went well today. He specializes in short sales and is looking forward to working with me. However, due to how things in our are reported to the MLS on closings, he cannot pull the cash buyers for me. Time to attract them in other ways. I hear bandit signs and CL have been working well for many of you.
I am also currently reading/studying Napoleon Hill's book "Law of Success". Beyond time for me to take action.
In reading Dean's "30 Days to Real Estate Cash", and going through "The EDGE 2011" program, & finally logging into Rock Bottom Blueprint, plus past experience, it is becoming very apparent that the first step is to build my buyers list.
Procrastination has been my 'Achilles heal' most of my life. I read A LOT! But putting things into action (my own insecurities), has been my downfall. Time to change! Tired of reading all the success stories, and not having one of my own to share. I know it is up to me to change this! I have more than enough tools and knowledge to make it happen. Even though my credit is shot, and I have no cash reserves, I know I can be sitting on $1,000,000.00 by this time next year, so long as I take action!
Meeting with my agent was just the beginning today. I shall report more on my progress tomorrow.

Having read all of the current books that you have published on real estate, I have come to the conclusion that you do not need to write any more books at all. If a person cannot make it in real estate from the materials that you have published to date, it is only because they have not taken serious action, which is where I am. I have read and studied, but need to take the needed action. I am even rereading your books.
Please keep the videos and conference calls coming though, they are very inspiring.
I found the "30 Days to Real Estate Cash" to be my favorite book so far. It is concise and to the point on following a specific strategy to make fast cash from real estate.
"Your Town, Your Profits" is my second favorite. With all the personal stories used as true life examples.
Over the last weekend, I was laid off without notice from my weekend job. Which could prove to be the catalyst to force me to take action.
