If the answer is I should or would have to pay for it the that kills the no money down deal if I don't get one how do I know exactly what I am buying . sounds like it will be a reg cost of doing business to me
surveyed....ever. However, I would consider ordering a survey for large properties, properties located outside of a residential area and large lnd purchases (and properties I felt, through experience, needed to be surveyed)
Usually, a survey can be useful for properties with fences but I have never had a problem with this since I controle the property for less than 5 years.

vs surveyed. I recommend getting a good property inspector on your team. A lot of contractors are also inspectors and will do informal inspections free so you you a fairly good idea what you are getting into in exchange for you sending rehab work their way. A formal inspection will cost (around here anyhow) 300-400 dollars. If you are assigning a deal, the buyer may like this info, but it is not necessary. However, you will need to be able to give them a pretty good idea of repairs needed and their cost. They can always have it inspected on their own.

I bought a house some yrs back {no survey }when I went to sell it I had it surveyed turned out The guy next door put up a fence a couple yrs before the survey turns out it was 11 ft inside my legal propertyline that was a mess a survey will show you the full picture house fences out build and where the sit in relation to the property lines
If you dont have it surveyed the title co won't guarentee the title. That is what I was told when i bought my duplex. So it was worth the money in my opinion.

Unless the property has not changed hands in a very long time the town building and zoning office will have a tape location map. That will give you all the boundary lines and any fences sheds and easements that were done legally. That will give you a basic look at what you are getting.
But if you are getting a bank loan they will require a new instrument survey.
