no banks would give me $$$ for it so i thought some more on it and figured to much at once for a first timer so still keeping an eye out for something else which i think i may have found a better one that dont need much just a little clean-up.

listening to Eddie Rabbitt driving my life away... sounds like most of us right about now i guess... just got deans book "be a real estate millonaire" thursday and now i have read clear to chapter 5 page 75 titled "up cycle" so i need to get back to reading on and go from there.

well im still reading and i learned alot alread such as scheduling your time wisely!
im on chapter 11 as of now @2:33 pm on the date 4/6/2011
so i guess ill keep reading on when i get up in the morning from getting back from work at about midnight tonight!
continueing progress.....

ok got deans first book "be a real estate millionaire" out of the way and picked up his second book "profit from real estate right now" and just finished that one up this morning before heading to work... now that im back from work im seating down on the laptop and typing in my journal right now! trying to find some possible contract assignments are possible i just need to talk to the home owners once i find some buyers that would like to possibly buy them!
so will see how that goes so the story is just beginning!......

well got that book out of the way now reading Totally fulfilled and i already have a Craigslist ad up ... ive partnered with Daserata < i hope i spelled his name right... but yeah i have partnered with him and i already have emails sent out so i will keep looking and im going to start making some phone calls ... it wont be today got to many things on the plate... but hopefully in the next day or two and then maybe thursday ill visit some realtors!

i forgot i also need to talk to some banks some more about reo's thats on there books they want rid of!

well i called the above number and it was actually his wife i suppose that i talked to and she gave me 3 phone numbers that i need to call and i talked to her for a while and it seems that the above rei group is mostly dealing with rentals! so ill call these guys and go from there!
and the story never ends.....

i need to make a few phone calls by 2 pm this afternoon cause i got to go get something out of the way by 7 pm this evening! so do that and then ill hope i can make my first deal be a wholesale deal where i need to call some people about a particular piece of property that looks like someone just walked off years ago and left it! just down around the corner! so we will see there and then tomarow im going first thing in the morning due to this "CRAZY" weather (hot, hot, hot!) and see about getting a job or more of a career opprrotunity down at a john deere rental equipment facility! and then we will go from there i guess!
... AND THE STORY NEVER ENDS... (bet no one knows what song i qouted!?)

well went down to the john deere facility down the road after a job and now wait on them for a week before i call back then that house is all tied up in something so ill call back again next month just checking while trying not to be rude at the same time i have found a private lender through my partner that can get me the cash needed to invest now im in the midst of looking for and at properties that have potential so we will go from there i guess.....!

well lets see here im just like a fat kid in a candy store .... lol.... i posted a i buy houses ad on craigslist friday night and just earlier before i left for a meeting i got an email about possible deal where i may make at minimum just by assigning it to someone else $10,000 dollars possible so i forwarded it to my partner and he emailed them back so we can find what his terms will be but i do know he will sell for way and i mean wwwwwaaaayyyyyyy below market value if i can take it off his hands tommarrow so lets see here what happens.....

BOY IM SO EXCITED! (but being careful at the same time!)

i just checked my emails and i have a possible 6 buyers that emailed me and i think off the top of my head 3 left me there cell number so im going to investigate those just to be safe and not get scammed but im waiting on replies back from those possible buyers that way it makes them an official buyer ...i have to go to my job where i get paid literally pennies (which is better than nothing) right at this point in time then when i get back i will check it again and see if they replied back and then we will go from there and hopefully i have the buyers lined up so i know what type of properties i need to look for so i can have them so called "pre-sold"!

well i got my buyers list from 2 ghost ads i ran! now i have one of those buyers lined up for a deal in which my seller answered one of my i buy houses ad so he is finding the deals and i just bring him the buyer and i stand to make somewhere around 15k on these two deals! i have my free website now which is great i also got it connected through my facebook page not personal but business page. i also have gotten my free yes "FREE" reo properties list and yes i got it through CRN network and they said they will give it to an agent in my area and ill get in contact with them so maybe this is the way God wants me to get a investor friendly agent? who knows but we will see now just waiting on phone calls and replies to my email and we will go from there........ oh on deans weekly wisdom i couldnt do it due to the fact i had so much going on in a short period of time .... oh well! LETS MAKE SOME MONEY!!!!

i just got an email in about a agent who can work with me as an investor! i cant believe it! so she needs info on what im looking for so i am going to get that info and email it back to her! cross my fingers!! and a little luck is what i think im going to need not to float away! LOL!

I just quite my job cause i couldn't take it anymore and now im wondering about what im going to do for an income so i may end up just gunning it like dean did so who knows... i don't have nothing to loose!

well it looks like i didnt legally quite but she FIRED me for walking out!...so im filing unemployment off her tail....i just found a thread about contacting banks for the reo's so im going sometime this week and do that...
I HAVE NO OTHER CHOICE ...is why im doing what im doing now!

Bandit1 here....i think i found a private lender and a realtor at the same time....and the realtor can work here in my area which is great....the other realtor i was talking to i havent heard a thing from since our little chat...so who knows where he is at with his divorce....i still cant believe it....it took me almost a year and a half to find a realtor and a private lender....now lets see what "POO" i can kick up!

3 weeks and my realtor hadnt gotten back to me!.....im looking for another one if she cant get back to me quick enough?.....got an email back on that property i was looking into that had at least 50% equity....and it told me to go to this page and if its not listed then it wont be up there yet....DUH!....AINT THAT WHAT I WANT...UNLISTED PROPERTIES????.....so i dont know from there ...i emailed them back stating that and waiting on them...next i went down here to look at a place for me to live at and rent from a lady down in GA. its neighbors a friend of mine ...so i probably will use him as a ref?....

maybe someone that reads this has more info on dealing with FANNIE MAE bank REO's?
