14Jan2011 ... after watching Dean's different infomercials a few times over the past few months, I finally made the 1st step in ordering the materials. Where am I? I have yet to receive the materials orderd, but have registered for the online community, and for access to the TotalViewRealEstate, set an appointment to visit with a local real estate agent, viewed the calendar of events on a local REI club website, written my goals (long, medium, short, immediate), taken a look at ads of real estate for sale on craigslist, begun to design print it yourself flyers and business cards.
Received an email from the office that my order is on its way.

Tue01MAR2011 ::: The Tool Box

One of the things I enjoy doing in my free time is playing with my RC helicopter collection. Along with flying comes maintenance. Using the right tools to get the repairs done. Learning the mechanical components of the RC helicopter took awhile.

REI is still something somewhat new to me. Learning the various aspects of this business will take awhile. Along the way, using the tools available will make the actual process quick and easy.

Property search ... preforclosure, foreclosure, short sale, sheriff sale, deals, percentage under value. It has been interesting clicking around the different zip code areas near where I live.
Property valuation ... neighborhood profile, area rentals, other 2 & 3 bdrm homes sale $.$$. So what do I think a PML will agree to?
Visual search ... birds eye view, street view. Taking a look at the neighborhood without starting up the car. That was fun!
Property public records ... nothing worthwhile for free here. Thought I'd try something out with a "real estate needs solution letter". Got the name of the homeowner, last known phone number, last known email address, voluntary liens, neighborhood profile, mortgage information. Was able to make contact with homeowner who vacated his home and given up on preventing the sheriff sale. In a nutshell, financial obligation would not be a "win-win" situation. Total amounts due against current market value; not a wonder why noone helped this homeowner over the past 94 days.
All in all, it was a very good learning experience of using tools in the tool box.

Sat26Mar2011 ... K.I.S.S. your Cash Buyer

Drafting an introduction letter to attract cash buyers and possibly add to list currently being built. (K)eep (I)t (S)hort (S)weet --- kiss your cash buyer. Discovered there has been a number of Oregon residents who have purchased Portland/Beaverton properties within the past year. Out of State purchasers as well. So draft a letter to mail, get approval to add to list, get purchasing criteria, go hunting to fill the need.
Also have a PML waiting for me to submit a loan application. PML welcomes beginner RE investors. Time is now due to get out there and offer, offer, offer!
Great feeling to know I am not really jumping out there in blind faith. I know I can count on the DG family to knock heads with should I have a question or two. Have the student advisory line too.
