What took me so long to do this? I have been watching and participating in these Forums for a while now, And i think its time that i start my Journal for myself to understand were i started and were i will end up. I am not full of knowledge about Real Estate but i am making it work. I have been a member of the success acadamy for almost a year. I will start to post all of my deals soon, I just want to say thanks to All that have Helped me threw. And thanks to all for all your posts that bring knowledge and support to all. Keep up the good work!

The Start

I remember the night i was watching TV and Deans Commercial came on the TV.
If my wife was setting there she would of said CHANGE THE CHANNEL!! I probably am like everyone else and tried a few Real estate courses and FAILED!
Or should i say they just were not interesting.
I bet it took me about 2 weeks after that first commercial to actually puchase my first book. I would think about this commercial all the time, then i would say (TO MYSELF) I am going home tonight and purchase that book. Then I would stay up all night and NO COMMERCIAL! I probably missed it flicking threw the channels. Now when I got this book it would take me forever to get threw a chapter because, this is funny i thought there was something wrong with me. BECAUSE i was hidding the book!! I was hidding it from everybody i even took off the cover with Deans Face on it and hid that!! Have a House to go look at will be back.

Moving On

Started, Putting some of Deans No money down stratagies into the works. I was on this site one day and A person was looking for a partner, so i responded to it and its been about a year now. Let me tell you about our First Deal.
This was a call i got from a Seller here in my area, He had a house he was looking to sell because he was going threw a devorce and wanted to move on from this house. We went and looked at it and we made an offer on the spot for 70,000. He said he needed more than that for the house. In the meantime he is waiting for the devorce to finalize so we waited for awhile and kept in contact with him, Started a freindly relationship with him and kept in contact. Now, one day he called me and asked if we were still interested in his property? Of course i said YES! Got this thing under contract and started marketing it. Now this house hade an ARV of 150,000 needed about 12,000 in repairs. We advertised this property for 85,000 we were going to do a double closing on this and profit about 8,000 so what we did was lowereed the price to the buyer to 81,000 made it look better for her and had her sign an assignment fee disclosure so instead of walking away with 8,000 profit we walked away with 11,000 profit Not to bad for our First Deal.

Yes it is SWEET! I have been silently hanging out and learning from all the Journals and Forums. They Really help me move on to make this happen. I was reading your Journal this morning how is the rehab going? Any Rent Yet?

Well this is a little different but this is how this deal went down, I got a house under contract, there was not enough room to do an assignment on this, so we locked this up as a Sandwitch Lease option. We were getting all the paperwork together and my partner and his wife asked if they could move into the house. They paid me a finders fee on this which was very nice of them. They ended up doing a full rehab on the place and it came out very nice. I wish them luck on their first house!

WoW!!

Just got off the phone with the success Acadamy I wanted to know when I joined? I made my last deal witch was #5 on the 1st of nov of this year I Joined on nov 4th of 09 and look what i did i waited 18 days to call and see what i needed to do to receive my money back. TOO LATE! No! they are trying to help me but you know what thats my falt for not keeping track of it. Another learning experience. Another thing, I am a Remodeling Contractor I am INC. so i did not start an LLC. I partnered with another DG student and we just used his LLC for all closings this looks like it might be another snag! I am In one county and he is in another we just decided to use one LLC or INC. to run the business threw so we werent 1099 each other looks like another snag. So Hopefully everything works out because this was an accomplishment for us to do this. We helped alot of people along the way so i feel GREAT no matter what happens. So keep on top of all paperwork I need to be more organized.

New Steps

Today is Monday the 22nd of Aug. 2011.

I have been a RI for 1 year and some. I have been doing this part time. Last night I opened up my RBBP and went right to mentors. I listened to Greg Murphy and the way he got started. So her it is 4 am and i decided to start with keeping up with my journal and doing all my work before Work in the morning.

I will make this part of my new routine!! So if you don't see me here let me know about it.

Making progress. I talked with my Real estate friend and you can actually become a realtors assistant and have your own acess to the MLS. There is a fee to do this but it is worth it.

I am a remodeling contractor and am very busy but have always wanted to get into buy and hold or buy and sell. As of right now I have done about 11 deals ranging from 3,000 to 11,000 assignment deals. These deals were done with a joint venture so profits were split.

This morning i went threw my RBBP and learned how to utilize the MLS for finding cash buyers. I seem to jump around cause now i'm looking for the letter to send out to the cash buyers. This is were i will continue until I am able to buy and hold or figure out these stragatise to lock up these deals with no money to hold myself.

WOW!! How time flies.

Looks like I have been a member for about 3 Years Now.
I have been doing this Part Time.
I am making my New Years Resolution NOW!! And that is that I Will make REI part of my daily routine.

I finished up a job right before Christmas and am now waiting on materials to come in, not till next week.

So, As I was laying in bed last night, I thought what will i do tomorrow?
I always want to drive around and look for vacant properties(And I Do) but it seams to take alot of time. Plus, You know that their are alot more properties out there.

So, When I got up i came to my computer and looked for township building in areas where my buyers are looking.

I went to 10 Township buildings and filled out a "Right to know" form. They are all the same and take 5 minutes to fill out.

I listed that i was looking for Vacant Properties and Properties that were sent a code violation.

They will send them to my email and every 2 months i will go back and fill out a new form. When you get your list it is properties that they have now it is not a list that they will send to you as they come in.

I also started today making offers threw the MLS all offers were where my buyers are looking and all 1/2 price. This is a first for me.
Since today i have just been using bandit signs and assingments.
Don't get me wrong I have closed over 20 deals doing this part time just doing assignments.

2012 edge event

I am spending my day today going threw the 2012 edge event.(Videos) So much info!
Also thinking how much time i have lost by doing this part time,and how much money i spent on education and here it sit not being used.

Also purchased RBBP and joined th SA and never even called.
Shame on me!

I will continue my education tomorrow.

I put out 2 buyer ads on CL also today and read many forumns.

I will get up tomorrow early and fix my Bandit signs that i've noticed blew down with all the wind latley.

What i've learned today was to concentrate on one stratagy and stick with it.
Learn it and then move on.

Today i will be starting a website.
Actually i have been working on it for awhile,Just need to figure out some things on my design.

I am also going to call all leads from 2012 and see where they stand.

Need also continue on building my buyers list!!
Have been putting out bandit signs am not getting any calls.
Actually went and removed them last night to relocate them.
I think i will call and get another phone number from magic jack and try that!

Happy New Year!

I am sitting here today because my truck needs a water pump witch my machanic can't get to till Friday. Yes I could find someone else to do the work but I have been using this garage for awhile.

So since last time i posted i started 3 websites.
I have 13 active Birddogs and 4 cash buyers.
Not bad.

Today I will look over a list of properties and put out offers, I will include a Proof of funds letter and a down money check on all.

This is something new for me so its alittle scary.

Also sent out 34 Buyers Letters yesterday, so we will see how that works.
Once I get 10 good Buyers on my list i will start making many offers.
