My name is Rayshaun I. Addison. I reside in the NYC in the borough of the Bronx. I am 25 years old, seeking to building wealth through Real estate using the awesome techniques Dean Graziosi is instilling. I have read & followed the Journal of Rina and I must say I am really impressed. She has the burning desire to become rich, but most importantly I am moved by her positive attitude. Since I am also, in the beginning of my journey I decided to keep track of my excursion to a millions maybe even billions (I have a couple tricks up my sleeve after I am successful in real estate lol). I want to first thank you all for setting the bar for excellence and intuitively giving us a snap shot in your personal daily lives and the hard work required to reap the benefits. 10am: Woke up late, did not go to sleep until 4:30 reading deans book and strategizing a plan to use deans techniques.
10:30 Got ready and packed my bag (Deans book & frank gallineli book) visit my mother. She is disabled so she needs my help very often. My step father is sick and have a bad cold so we will drive to take him some soup.
10:45: Spoke to my girlfriend on Skype, she is in college in PA so we don’t see each other that often but bc she can see each other on skype it definitely helps out. My girl friend name is Stephanie by the way.
11:45: Arrived at my mothers house, Consider this, I don’t own a car bc we have a mass train system MTA. My mother also lives in the Bronx (I live near Yankee stadium) but the train and Bus takes forever.
12:30 After chatting a bit with my mother and texting my gf..I sat down and read RIna journal, drafted a mortgage broker letter and a real estate agent letters.
2:00PM I ate lunch while doing work, which took like 2 seconds I am the fastest eater ever, my gf says I swallow my food but I don’t gain weight. I am pretty much in great shape according to my peers. Maybe all those years playing HS and collegiate sports helped..hmm. Finish drafting my letters and took notes from RIna journal..(I know Rina is thinking hey no plagiarism haha), I sent a copy of boththrough email to my best friend Greg, he just graduated from Law school in Buffalo NY. Even though he still looking for work , a second eye wont hurt just in case I have some mistakes. My gf is helping out as well with any things I needto get done. I got a mini team.
3:00pm Drove to see my step father who lives in Manhatten. I tell NYC trafiic is the worst in the history of traffic. Took us forever geeez.
4:30 Returned to my mother house and read my drafts over. Ate some more and headed home.
6:00pm At home talking on skype to my gf while I do work. I am not actually occupied talking we leave it on while we simultaneous do work so we can see each other.Its almost like she is next too my just Virtual lol. Searching for Mortgage Brokers in NYC. Stumbled upon the New York Association of Mortgage Brokers. NYAMB.ORG Now I have to copy and paste all the Mortgage brokers in NYC then email them my letter. This is going to take a long time Yaawwwwnnn…
9:00pm After gathering all the names from Manhattan, Bronx, Brooklyn, Queens and Westchester county, and Long Island I need to keep them in my contacts for future reference. You never know.
11pm sleep time!

Hey Andrew, how you doing. Its great to find someone on here that lives in nyc and have the same mind set to make it. Its tough out here in the city but we can do it. Even though I am beginning on my journey I would appreciate any comments, post opinions I can receive and also give as I am learning. Sharing is caring!
Since you do live in Queens, I am very familiar with a part of Queens, Far Rockaway, but with the MTA you can get anywhere (you just gotta get through the delays...crowds of people and panhandlers) we can share info, ideas or even work together help make each other money some where down the road. Soon i hope lol. Tell a little about yourself Andrew. I am excited to know how far are you in your journey!
Sounds like you are making tracks already, keep your journal so you can hold yourself accountable and can also look back on your journey as an investor.
I also live in Queens (5 min from far rockaway).

Hey guys thanks for dropping by a line on my journey journal. I appreciate you guys taking the time to wish me success as well as, words of wisdom.
Richie- indeed, this is the journey and I plan pursuing full force. I agree, the journal does hold me accountable for my success. Its the road map that gives me the hindsight to move forward, correct and learn from my mistakes and look back and remind me of my humbling beginnings. I see that your close to far Rockaway! which is great. I plan on doing some research in far Rockaway too see what the market is like. What do you think of the Far Rockaway housing market? Is it something I should pursue? Thank again and keep in touch, I can use some advice from experts here such as yourself.
Jay- Thanks for the greetings. I a very enthused and passionate about real estate. I try to dream big no boundaries plan to make it a reality. I will def take your words of wisdom and always remember them. I plan on sharing what I learn on a daily basis, and help who ever I can.
Far Rockaway is not a great market, there are a lot of good deals but most of the investors I know tell me they dont want Far Rockaway. One of my cash buyers said he lost his shirt investing there. If you are buying to hold and rent section 8 then I would say you can do well there.

stay away from Staten Island
Best 'deals' aka distressed properties that your cash buyer(s) can purchase for lower than normal prices if they can close within two weeks are
Queens:
1. Jamaica(grossly overpriced.) The biggest victim of the housing boom in NYC by far. Alot of these homes are STILL priced in the high $500k's even though if you're serious and got the cash, you can get at 50%. make sure they are shorts. Approved shorts. Otherwise you'll be waiting for months. Crime doesn't help with appeal
2. St. Albans/Springfield Gardens/Queens Village. Working class nabes that you can still get a great price if you look hard enough
3. Rosedale & Laurelton. Considered upper middle class nabes strattled along the Long Island border. If you're looking for a 'deal' you'll be hard pressed to find a 50% reduction in this area as it wasn't hit too bad and the homes maintain thie value because of the median income of the owners, most of whom have lived in their homes for long periods of time. See also Cambria Heights and Jamaica Estates(off Grand Central close to St Johns University).
4. Far Rockaway. See Jamaica
5. Douglaston & Richmond Hill. Excellent for first time homebuyers. These are homes they will live in for life.
Other good areas to look are Corona, Astoria(Northern Blvd line), Hollis(better deals closest to jamaica ave), and Elmhurst
Thanks Richie, I appreciate the heads up about Far Rockaway. I dont have the money for the buy and hold approach but if I did i would never consider depending on Section 8. New York City Housing Authority is a government funded housing agency that distributes section 8 vouchers, are deeply in debt. Before I embarked on the real estate investor journey, I was a housing specialist for non profit organization geared at helping low income households qualify for section 8. I would get a thousand phone calls, everyday from landlords, complaining that the city with held checks for up to 3 months sometime. NYCHA couldnt pay landlords on time and as of last year section 8 vouchers were not distributed and on freeze. However, I am looking into Brooklyn, some parts of queens thanks to (Elixbrown) & maybe my own borough of the Bronx.
ElixBrown thanks for the info man. The places you mentioned in Queens are great and I have been looking into. But this was a great help, it really was. You know Queens like the back of your hand. I have some learning to do though. But thanks again, maybe we can have lunch one of these days. Drafted some more mortgage brokers letters and sent to 15 more mortgage brokers. I havent got any replies but 1 saying "Sorry not interested in scams" I laughed, and continued on with my motivated day. OH YEA!
Drafted some real estate letters to and gathered a list of agents to send too. I specifically need to gather a bunch of Brooklyn and Queens Brokers that have experience working with investors. Due to the fact that those 2 Boroughs i can be more familiar with.
Started reading Deans book which is the second book I have of Deans Your "Town Your Profits" I made a schedule to read everyday read 3 chapters, take notes, apply.
Continue reading making money in real estate right now. Even though I have read the book twice i probably will read it like 20 times..bc i carry it everywhere.

Printed a bunch of listing from kijiji.com some of these listings look scrumptous..Ex: Bronx, 18 UNit apartment building 10%cap rate. I def want to find a buyer for something like this.
Next weekend i'm good i'll roll out to the BX
Get a pen and notebook, go over in the sheridan and valentine ave's areas and look out for FSBO's and For Rent signs. Also look over by Fordham for those apartment buildings by Sears and in surrounding areas.
If you know any supers, see if they know of any available properties; they are the real 'birddoggers', but they're free info in the nabe for what's avialable and who's selling what. If you don't know any, get to know some.
Hook them up with a six pack of Pacifico or Presidente for their time even if they can't do anything at that time. Leave them your # and I bet you'll get a phone call when they do know of something. Trust me on this.
You living near YS is a goldmine, but everyone knows that especially since the mall opened up, properties have sky rocketed. Hit up the parking lot workers because their bosses who own 99.9% own other lots or properties they wouldn't selling for the right price. LOTS!!!! are goldmines in the BX
