Today I was frustrated by finding out one more thing we Ca. can't do. I spent most of the day on Deans site and talked to some helpful folks. Perhaps Dean should write a book for Ca. people??? Other then that I talked to some investors, looked for an apt for a buyer/friend, placed an ad on Craig's list. I am still in my PJ's and its 5:30 pm

Was finding out about that certain thing yesterday concerning assigning here in CA? I love your idea of a book being written for CA people. Things seem to be just so different here than in other states. I'm learning so much from this site alone, but everytime I do I have to translate it - so to speak - into how it can work or pertain to our state. I'm sure it's the same for many people, but it's still challenging for sure.

Well maybe we can become the Ca. experts and then tell Deans people at The edge 2011 the in and outs of Ca. I was crushed when I heard that I couldn't do assignments. Sometimes I feel over whelmed with figuring out how to do something we study or hear about.

My son is back to the court house today to start looking at the files on probates. I am still going to find the Ca. answer for assignments, but I am not 100% on how that works in Ca. I think it is a double closing? I got all my relators expired listings yesterday and the multi building units (Apartments) Got t find a way to buy some of these. If I am going to pay close to the same amount for a house, why not make more profit each month. I will check the Cap rate and GRM, maybe if I can get it for a price that works, the bank will loan us money? I don't want to get to scattered, but I have to find a way to make investing work. NOW ASAP. I don't want to wait anymore something has to give!!!!!
I have to find out how to approach the houses that are not listed anymore. I know putting something in their mail box is illegal. So we will see? My husband just showed me a house that needs to be finished in the paper I will see if the owner is willing to carry or ? it until we can finish it, then split the profit. "OMG" my husband just said in little print it says the owner will carry or finance. GOT TO GO! cross your fingers!

Yesterday I had my husband go to the prison which is close by with a flyer I made, and the guard said no one had ever wanted to post a flyer to sell property there. Of Course he couldn't get in, but if there is a will there is a way. Anyone working there would love to live in BVS behind a gated community 10 min. away where after work you can swim, play tennis, ride horses, hike look at the deer and wild life. No ones done it,... I am patting myself on the back. Just got to break in. LOL

In Kern county when you go to the court house to look at probates you are given the file of your choosing, then you have to stand at the counter and read through them. You may not take pictures and you may not sit down. Each copy of a sheet is 50 cents. There are millions. Chase went through many and picked some out, he is going to go to Goggle maps and take a look to make sure they are not crack houses or anything then we will call the attorneys and see what they have to say. I am not sure if Ca. will be a good place to find probates unless you happen to run into them from your relator? We had our weekly meeting today and at the end, one of us and it wasn't me started saying, " If this doesn't work in 30 days like Dean says...... I lost it! I said, " lets see you give it your full attention for 30 days and then you can talk." Just what I needed at an end of a meeting a pessimist. UGHHHHH!!!! I should write a book that say's how to cope with your partners worries in Real Estate. Does anyone want to share some buyers who are interested in Ca. properties? We can split the bird dog fee, show my pessimist, and walk me through my first Bird Dog Deal. With one of our finds preferably???

I found some killer deals. Some houses that are going to auction, we looked at them a couple weeks ago and now what???? Do we make a low bid on line??? we don't have a buyer yet? Do we pass until we have a buyer?? Am I over looking some creative aspect??? I don't know. I think I will call the success academy.

I've been saving CALIFORNIA to tackle last ... so I don't know much about PROBATES there yet.
But are you sure that assignments cannot be done in CA ???
Is there a rule for NO ASSIGNMENTS or is it simply that each part of the transaction must be funded independently? (Big difference between those two scenarios...) Please let me know.
And I'll be keeping my ear to the ground for anything about probates there that I can pass along to you !

Well, I am talking the assignment language, but It is not called an assignment here in Ca. So what I am going to do is either do a double closing, which is what my escrow company told me we could do or, I just spoke to someone who has a house that their rent to own tenant moved out of because they could not buy the house. I have some buyers through my realtor/friend. Two of these people want to lease to buy so I will still be the middle man,... woman, but I will have to do different paper work. I was thinking I could do a promissory note with both parties. My challenge is not giving to much info away or the buyers names to the seller if they do not want the property. So I will take pictures, find out the details and if they like it I will split my finders fee with my friend. She will not get in trouble if something goes wrong because it will all be through me. I have no license. It will be like a double assignment. Also Sheri one of the coaches at PMI spoke with me yesterday because I was so scattered in direction. Thank You Sheri!!! I have an action list and I am going to do every assignment in my success academy work book. I had some holes I didn't realize were there and she wove it all together for me. You know why doing everything we are told about getting your buyers list is soooooo important? Because there are sooooo many more houses on the market right now then buyers. Finding the deals is really the easy part. So I am going to concentrate on finding 30 buyers this month and picking out 5 - 10 good ones. That retail and wholesale. If I find 3 more deals,... maybe two I get my tuition back. DFo you know how I could spend that money? On real estate of course! Also we placed an ad to start an investment club in our gated community, although Sheri told me some good places to look and I will do that as well. She gave me great ideas!
