My Journal

My Journal

Being an insomniac,I watched several late night DG and other investment Promos for over a month.
I finally decided to make a commitment to change my situation and chose DG.
Since it was only a $19.95 investment and I liked Deans youthful exuberance and verve, I sent for his 2 books. That was at the end of May 2010.

Well, here it is 2 months has gone by almost to the day
when I first I called up this website and was so amazed at the support it gives.

The last time I endeavored to get into REI,was more than 20 years ago with a well known name involving, books, tapes, and lessons step by step to achieve wealth.
It was good to a point,as, back then there was certainly no website like this one. Besides the cost of that program was in the 3 digits!
So folks this is a steal,.. and a golden opportunity if there ever was one.

I write in this journal, more for myself I think, than anyone else, to keep me focused and enthused.

I am an artist,I declared myself that over 30 years ago,as I am now declaring myself a Real Estate Investor.
I was a horse trainer and instructor, as I am now calling myself a REI,.. Get my point ? You are who YOU say you are. No one came along and declared me anything in the past, I did it ! Then I followed it through and proved it.

FYI, I was not perfect at the start in any of my former endeavors,(Psst,..don't tell anyone that ) but I got better and better, until I was a success and made a good reputation and then came the money along with it.

If you must, repeat this mantra, "I am a Real Estate Investor".
Have faith in yourself and take the steps that are necessary to make it happen.

As I read here and in DG's books, I can learn the who, where, and how of this new venture, and rereading things I do not yet understand, I gain the confidence and knowledge to become a success.

I may not write here every day, or even every week, but I will write in between doing the research and actions that are required.
My area is chock full of opportunities , including the house I have been renting for 6 years now,
It seems the new owners, this a paid for house left to them in a will, are thinking of selling.
I want it, I love it, and have no money or credit anymore.
Unfortunately this property is "handled" by a Real Estate Agent that deals with rentals. He is no sharpie and difficult to deal with. He is a go between who never communicates my desires to the owners.
He mumbled to me,(while on the phone, they haven't had us sign a new lease yet),.. they want too much for the times and the area. They live out of state to boot.

How can I propose at least an Option to buy ? I wonder if I do and he doesn't present it, is he subject to going against the law here in Florida?
I already used the Total View Real Estate site and checked out my house as well as others in my area.
Boy ,is that a huge help, especially if you are new to this, so much info !
Ah well,.so much to do.
I will check back here in due time.
Till then,.."I am a Real Estate Investor"

welcome! yes, this site is awesome and it really helps to keep a journal. i am in Indiana and an agent is required to submit every offer to the seller, but i just had an experience where i don't believe the agent/broker did present the offer. unfortunately i have no proof, so unless you have proof, you have no way to take action. do you have any contact information for the owner? is there a way to find out through the property records (should be online) what their mailing address is and you might be able to track down their phone number. you could give the agent an offer and let him know you know he has to submit it to the seller, then in a week or so try contacting the owner of the property to see if it was submitted. or you could ask the agent to have the seller sign if they reject/accept your offer. something where you know it was submitted or can get a hold of the owner. also, you need comps from an agent on the property. they are much more accurate than what you find online. if this agent won't help you, maybe you can find one that will. he's not the only agent in town and you can present an offer to him through another agent and maybe carefully let this other agent know your suspicions. since you are renting i would offer to do a lease/option so you can continue renting but still have the option to buy at a future date. as far as the agent getting a commission, it could come from any option consideration you give to the owner, but since it is not an actual sale until you close when you exercise the option, he is not really entitled to a commission unless otherwise noted in the contract he has with the owner and they are ultimately responsible to pay it. sorry if i'm rambling.....just some of my thoughts on this. hope it helps.

Lease option for me

Thanks Linda, and I love the way you titled this.

The Real Estate agent from Century 21 is a rental agent.
He is paid to handle my rental as well as others.
He refuses to give me any info about the new owners.

I went to the Tax Collectors website,( our dot gov.)
all my attempts to access the info on this house was
met with "no information". Since I don't have the owners
name I am blocked, the address is not enough.
Thanks again for your input.
Also this house was assessed almost 2 years ago.
If there is another way of accessing this info I am all ears.

have you tried to access the property card? you might call the Treasurer's office, county Assessor, Recorder, etc. someone has access to that information. here they are so helpful and i even had the Treasurer tell me he would help me figure out how to use their website if i wanted him to. it's public information so someone has to have it. would your neighbors know who the owner is???
