I didn't realize that I could post information about your business and your day's work here until my good friend and business colleague Gorgeous Frazier who is also a DG member told me about it. I was told to just talk about my day so here goes. Well, I slept late today and my day didn't really get started until around 11AM which is when I started focusing my day using a basic Yellow pad, a strategy I learned from one of Dean's videos. Pretty cool. I acually had a solid list of tasks that I starred with 5 stars being the most necessary tasks of the day. I realized when I finished my day how much work I got done. After deciding to leave the teaching field, I really started focusing on my real estate business, but did not start really understanding what it was all about until I got hooked up with Dean's great books, the success academy, and dg.com. Wow. What an incredible and uplifting group of people. I believe that the only thing that gets in the way of your success is the story you tell yourself about why you can't succeed. When you stop telling that story, your potential is unlimited and I am really excited about this business and what it has in store for me. I have been told I am nuts for turning my whole life around to get into this business. All that I do is use that negativity to fuel my desire to succeed. I actually welcome the negative naysayers because it only makes me want this more. I have now spent thousands to educate myself and it is finally starting to pay off.
Anyway, on to my business for the day. After picking up my daughter from Art Camp and going to the grocery store for my wife, I got down to business for the day. As always, I started by checking my emails and finally got to all those buyers list requests that I received last week after posing some ads on Craigslist and Backpage. I want to thank Gorgeous for introducing me to Leadpack.com which is another awesome site for networking with other investors and buyers. Starting to receive some responses on that site as well. It gets more exciting every day. After going through emails, I set up a tentative schedule for next week to go visit some properties and chat with some motivated sellers. I am starting to get more leads because I have started a massive flyer campaign. If anyone has any advice on building lists and attracting leads, please feel free to share. I am always trying to learn from this community of incredible peoople. Working on a couple of deals with Gorgeous so that is what I focused on next. We chatted about some opportunities in other parts of the country including some properties in Indiana, Missouri, Arkansas, Ohio, Tennesse, and Alabama. We are working on some great opportunites with a lot of potential on those deals so if any of you are buying in those states, let me know because we have some great deals to show you with some pretty solid ARV's. After working on those deals, I networked a bit with some new investors and ran some comps for some other properties. I finished up about 5PM, relaxed for a bit, and then headed out to dinner and to an Italian Feast with my son and daughter. It was a great day and a great night. Been surfing the DG site for the last hour and thought I would write my first journal. Hope this entry is not overkill. If anyone has suggesstions on what I should be posing in this forum, please let me know. I guess that's it for tonight. Just so you all know, I am an active buyer and buying properties with Cash in the states of NY, NJ, and CT. With that strategy, I am the end buyer. I am also interested in wholesaling and today learned I can really do that here and anywhere far and wide. It's time to up the ante here and realize the success I feel that I deserve. I would love to get on as many different buyers lists as possible and am always looking for buyers for my deals as I get new properties under contract all the time. Thanks for responding back. I am looking to buy single and multifamilies and focus on the Lower Hudson valley and Dutchess, Orange, Sullivan, Ulster, and Putnam Counties. However, I am open to all parts of NY, NJ, and CT. Those deals would be for me as the end buyer. Regarding wholesaling and contract assignment, I will consider any area across the country.
How about yourself? Are you actively buying for yourself and/or wholesaling? What types of properties and where? Do you have a price range? If you are currently investing, I would love to add you to my buyers list. Let me know your thoughts.

I know today is Saturday and I should be spending some time with the fam, but I felt like I had to get some more work done. Today I had every intention of finishing my voicemail extensions for my 800 number I am using for my business. I thought it was a good idea to have a different extension for each ad that I create whether it be flyers, signs, or internet ads. The thought behind that was that I can track which ads are working and which are not. So I created my flyers, about 15 of them and ran a bunch off. I was disappointed today when I went to do some more extension recordings and found out that I reached my maximum allowable extensions which was only 10. The company I use which is what Dean recommends in his book (COA Network)allows you to get more extensions but you have to pay for them. Does anybody know the costs involved in that? Does anyone use this phone system? I would love some feedback on how other members are setting up their voicemail systems and how they are using it to track their marketing? Any thoughts would be appreciated.
