Hi Everyone,
I'm getting ready to set up a 800# to post along with my ghost ads to attract Buyer's,(suggested by my coach), so I can start building my Buyer's List. I'm stuggling on what I should say on my pre-recorded message.
I've read alot in Dean's books about what to say on them if your attracting Sellers, but not much on what to say on attracting Buyers. Maybe I missed something. Any help would be appreciated. Thank You! Beth

I just now sean were you joined the success academy. If you use them they will take you to places you want believe. They have help me close over 20 deals to date.

Thanks for the encouragement. May I ask what sort of message did you put on there to attract Buyers? Also, I'm not sure if I should put 2 lines, Like press #1 if your an Investment Buyer and #2 if your looking to purchase a home for yourself? What do you think? Any suggestions would be much appreciated. I did not do this Everything comes to my sale phone. I am a people person, I want to talk to them. When I do they are mine. The reason i chose to go this way is because if I get a answer machine I hang up. I even have text block on my phone. But I answer all calls 7-24. I not saying the 800 numbers are bad, But right now they are not for me.

Hi Everyone,
Just got my 866# set up and posted my first Ghost ad on Craigslist. Also, posted some flyers around town. It's really hard to find businesses that even have the boards anymore. My area that I live in to, don't allow to many areas to put Bandit signs. I need to call the Township or City ordinance to see exactly where I can put them. I feel like I accomplished something this week. Still need to start building my Power Team. Looked through the Sunday paper for potential Investor ads. I thought about cold calling a few. What the heck, it can't hurt. That's my goal tommorrow, after my day job, along with calling a Realitor. Hopefully my coach will see that I'm really trying to get this going. I just hope I can get a few Buyer's on my list before I have to talk with him Tuesday. If anyone knows of Investors/Buyer's in the Saginaw, Michigan area, please send them my way. God Bless! Hi Beth,good to see a fellow Michigander on DG.What I did to get buyers was to type up three different adds in microsoft word.Then every three days or so placed them on craigs list and backpage.They wont let you place the same add more than once so it makes it allot easier to just copy and paste.% minutes twice a week every week.Be patient it took about a month before I got one.My list is not as large as I would like but have 15 active buyers now and didn't think I was ever going to get any.So just do as many different thinks as possible and do them religiously and it will pay off.Best of luck in your new life and on all your deals!!

Hi Mike, Thank's for the advise. I'm glad to see there's another person in Michagan too. I wish I could find someone closer in Dean's group to partner up with. I will definitly do the 3 ads and start posting on other sites. I just started with the Craiglist, and wasn't sure of other websites. I've never heard of backpage. What did you mean by % minutes twice a week every week? Am I missing something? How long did it take you to build up 15 Buyers?Appreciate all the help. Thank You Beth

things are going well with me, just taking time. my coach is very encouraging and she lets me go at my own pace. whatever i have accomplished, she is happy about. we are going to a call every 2 weeks now and i'm not really ready for that. it helps me to talk to her every week. but, i'll manage, i'm sure. i was supposed to have my business plan call today at 11am. for some reason, my records show i'm on central time, but i'm actually on eastern time. so they didn't call at the right time and i was on the phone when they called and couldn't answer. the guy called me later today and we set up a time for next tuesday. he was very nice and apologetic. hope all is going well with you???

Hi Linda,
I'm surprised to hear your going every 2 weeks for a call with your coach, because when I joined, I was thinking that I would be talking with someone the entire year, but I was told after I joined, that I only have those weekly calls for 7 weeks. Then after that, if I need assistance I just call in to the hotline. Did you know that? Also, I was suppose to have that same call, but my coach said it was probably somebody from that Tax club again. I already spoke with them once, and was pressured about having them do my taxes, but I declined until I get the business started. It was expensive. I'm on eastern time as well, so I'll probably get my call at 6:30. It was suppose to be 4:30, at least that's what I set up. Don't know if I want to answer. I'm really been trying to post ads and flyers, but no calls yet. I need to come up with some other Marketing ideas. Well, keep me posted on your success. Talk to ya later. Beth

Oh I just meant if you setup your ads ahead of time it only takes a minute to copy and paste them...typo..It took about 2 months.I had two then one day I had a half dozen two days in a row.So just keep at it and be ready when you get a response.

my coach told me the first 3 calls are weekly, then the last 4 are every 2 weeks. yes, she did tell me i could call the hotline anytime, which is good. i'm really kind of leary about this business plan call now. he told me they are in new york. i definitely will not be giving them any personal information. let me know how your call goes, if you answer. yes, i felt the same pressure with the tax club and when i didn't want to buy anything, his attitude definitely changed toward me. i think what they have to offer might be a good thing, but like you, i have to wait until i'm really going with my business. hang in there with your ads. i've been going through the same thing. not sure what the delay is all about, but we have to be consistent and persistent.

Hi Mike, I did just that. It is more easier to post them. I set up a 2nd ad on backpage too. I did get a call today off a flyer I had posted. The lady's looking for someone to do Land contract. She didn't really have any money to put down and I immediatly called my coach and he said to stay away from that and to only do lease options. I need to educate myself a little better on Land Contracts. I wasn't really sure how they worked. But, it sounds like your doing great. Are you doing this full time now or do you still work a 9-5? I' know I want to do this fulltime and I'm about to lose my job. Most likely my company will to be closing our division in the next few months. So, I'm scrambling to get this going. The first guy I talked to at the Tax Club did say I would get other calls from other states. They were suppose to call at 4:30, when my husband was still at work, but they called at 6:00 and I tried to get him not to answer, but he likes messing with telemarketers. Anyways, it was kinda funny, he told them I was diseased. He didn't know who they were. So, I got off the hook there. I think they will just high pressure you about getting their program. Which maybe I'll consider once I get going. But, you can get the same thing done with a good cpa and attorney right in your own town. I did get my first call on a flyer I posted around town. THe only thing, she's looking more for Land Contract and my coach said to stay away from those. Well, good luck with your advertising, I need to start doing more on that to get the calls coming. i've stayed away from land contracts, not really knowing much about them. but, lately i'm hearing a few things. with a lease/option you have more control over the property and can evict. with a land contract you have to foreclose because the buyer has equitable interest. foreclosure takes a lot longer and is much more expensive. also, with a land contract, if there is a real estate agent involved, here they expect to receive their full commission up front. with a L/O, you can usually work out giving them some money up front and then paying the rest on the back end when the Tenant/Buyer cashes you out. i agree with your coach to stay away from the land contracts. also, if they don't have any money to put down, then they have no "skin" in the game. just my opinion on what i know about the 2. hope that helps.

you are really doing well. that phone call at least gives you practice. my coach told me to talk to people on the phone and quit hiding behind my emails. she didn't say that exactly, but that's what it meant. anyway, so i put my phone number in the ad, but no calls. i need to get out there and do some flyers. also need to make some cold calls, my favorite. NOT! i keep reminding myself these people don't know me and so what if they say no. on to the next one. each no gets me closer to a yes. easy for me to SAY anyway.

Thanks for the info on the Land Contracts. It's not something I'll be doing unless I'm experienced and have properties in the future and it works for a particular situation. It sounds like your off to a great start. I need to start calling people too. I made a list of team members that I need to start building relationships with, and I want to do some cold calls too. Just kinda lost a little motivation over the weekend. No more excuses. Need to start writing down daily what I need to accomplish. I get lazy when it's rainy out. i get sidetracked sometimes too. i think we all need a break when we are beginning. everything can get a little overwhelming. i am working on my list of team members. i have most of them in line, but i still have some to work on. have you seen Dean's video on time management that he did with the VIP's last year at the EDGE? hopefully i will get this right. he takes a sheet of paper and divides it into 3 columns. one is URGENT, one is MUST DO and one is MISC/CURRENT. it seems to be helping me know what i have to get done and where i'm at. i'm not always really good at accomplishing everything but it's in front of me and i can adjust as necessary.

Hi Linda, I've been putting off getting my team members in place, because I'm really not sure what to say to them. With doing no money down stratagies, I'm not sure how to present that to a Realitor? Can you give me some tips on what you said, and to whom? Any help would be appreciated. I think I did see that list. I think I will do that too. What kind of time frame for each one are you giving yourself, say for URGENT (2 DAYS?)or longer? Are you starting to sell RE too, now that you got your license? have you talked to your coach about how to talk to a realtor? i happen to be pretty good at BS'ing and can talk to just about anybody. i don't remember saying much to the realtors we were working with before i got my license. i just told them we were looking for rehabs and good deals. you might be a little more comfortable going after FSBO's for no money down deals at first, but sooner or later you will have to talk to a realtor. do you have a copy of Matt Larson's ad he put out to find a good realtor? it seems like it's in one of Dean's books. that might really help you. realtors can be insulting to you if you are not moving on their time table. i have dealt with that. i continued to be nice but removed their email address from my information and removed them from my facebook friends. with Matt's ad, i think it will narrow down who you talk to and would make it easier on you. on the to-do list, if it's URGENT, it means i need to get it done today. for MUST DO, it needs to get done today or within a couple days. i use MISC/CURRENT for things i want to remind myself of going forward, but i'm not ready to deal with them yet. i am glad in some ways that i have my license, but in others i'm not. it is confusing at times too. yes, i have access to the MLS, etc., but a good realtor can be worth their weight in gold. having my license can be limiting at times and everything has to go through my broker, whether he's actually involved or not and he makes money off me every time. taking the course and all the tests was more than i should have taken on at the time and it can be overwhelming. i would suggest running Matt's ad (your version of it) and then go from there. see if you can find what you need that way first. getting your license is extremely expensive up front, before you ever make a dime on commission. you may have to go through a couple realtors, but that is all part of it. hope i've helped.

Hi Linda, I just got off the phone with my coach. He said to first introduce myself and tell them that I'm looking for a realitor to work with and if they work with investors. If they do, then ask if they would be willing to send me a list of properties that have been on the market for 140-180 days. Let them know I want to be respectful of their time and that I can go through the list myself and if I see anything I'll contact them. He use to be one himself. He also has a website of his own with an article on how to deal with realitors. I will look for Matts too. Thanks for all your tips. It really does help to talk to other people. I'm disappointed with myself this week, because I really didn't do much. I promised my coach next week I'll have more to tell him. Well, talk to you again. Have you got any calls yet for Buyer's? I got one from my flyer again. I tried calling him, but gave him my cell # to call me, which is charging. I hope that was a smart thing to do. So, hopefully I can talk to him tonight. glad you talked to your coach. i'm sure that will help alot. i found Matt's letter in "Profit From Real Estate Right Now". look at page 114 and go on from there. that might be a huge help. don't be disappointed with yourself. we all go through little down times, but you still made progress. that's what counts. you didn't totally stop all together, you just went a little slower. sometimes i get overwhelmed and have to back off. don't be hard on yourself. i haven't really gotten anything from buyers and i need to work on a couple different approaches. i may just have to get a deal first; sometimes i have to be different. i did get an email from a seller on one of my buyer ads and i am supposed to call them tomorrow. they sound motivated; we shall see. did you talk to your buyer? hang in there. you are gonna make it!!!

Thanks for finding Matt's letter. I'll take a look at that. I tried calling that Buyer back yesterday and left him a message that I was returning his call, but he never called back today. I will try him tommorrow, one more time, but if I don't hear back I'll consider him as not interested. It would be so much easier to do things if I didn't have to sneak around my spouse. I still haven't told him. Want to get a deal or two first. But, no more excuses. I have to find other ways. It sounds like you got something goin good. I hope you get your first bite on this Buyer. glad that i could help. yeah, i agree; i won't nag someone to do business with me. i feel your pain about the spouse. some things i can do openly, but the coaching part is not one of them. it's really tough and it shouldn't have to be this way, but we have to work with the hand we're dealt. once i have some deals done, i'll feel more able to "confess" too. you and i are working on getting those deals done every day. the ad i ran was on craigslist. i really like to put my email on first because i want to see if they are really serious. my coach wants me to put my phone number in and talk to them. i am talking to them when i think it's time. i am trying to get my website working right so i can just send them to my website first and then go from there.

Thanks again. I haven't found the time to go back through his books. I haven't even done anything recently on the PMI training site. I'm just scrambling to get ads out there. I know it's really a shame we have to keep things from them, but they pitch such a fit, it's not worth it.
I do have a gal at work that use to be a realitor and she's going to have this guy who works with investors call me either today or tommorrow, so I need to look at Matt's letter here quick. I attempted to get ahold of RE attorneys to see if they could answer some ?'s for me. But, the weather is so beautiful, 80's today, and they all left the office early, including me LOL!
