When I put the offer in :D

do I put my personal name as the buyer (of course with &/or assigns) or my LLC? Maybe this is somewhere, but I want to get an offer lined up, and want to make sure to have that part correct. THanks!

LLC

I would suggest buying in the name of the LLC, this way the deed of the property will already be in the name of the LLC and you will not need to address this later.

I don't know of any other reason, especially if you plan to assign the deal anyway, other than perhaps getting used to being a business owner and using the LLC name every chance you get!

I know that if I was buying it with a loan

An LLC would be a bad idea because interest rates are generally 2% higher for an LLC to get a loan on a property. But I'm just assigning or double closing, so my thinking was to use it to, but I wanted to see what everyone else was doing.
