I attended my first REI club meeting and got some great info. The guy who put on the meeting offered to work with new investors. We split the profit 50/50 and he will work with me on as many deals as I want or none if I dont want his help. He is a successful local investor and I think I can learn a lot from him.
Overall it was well worth my time. And it is only $100 a year to be a member of this club.
So far networking is going well.

A real estate investment club ius a great way to networjk with others in your area. The key is making sure everyone knows about your real estate efforts. You're in a gold mine territory; you could focus on off-campus student housing alone and make a kiling in the market
Your best bet is to look for homes where the owner rents to students or is an absentee landlord(out of state); they might be the most anxious to sell.
The houses may not be in the greatest of conditions but they still will rent quickly.
