Day 1
Well After reading Dean's Books, I have created my first excel sheet with some contact information for the following:
-Real Estate Agents
-Mortgage Brokers
-Title & Escrow Officers
-Private Lenders
-Appraisers
-Handyman
-Contractors
-Property Inspectors
-Property Managers
-Accountants
-Real Estate Investors
-Real Estate Lawyers
Even though I have only been able to fill in the categories of Real Estate Lawyer, Real Estate Agent, and Property Inspectors I am still working on developing my Buyers and Sellers Listing. In addition, I went through contacting 51 Real Estate Agents and only three replied with some promise which makes this about a 7.8% effectivity for being productive today! However, after speaking with them I have concluded that I will probably be only using two of them as they seem to be motivated and as interested as I am in generating revenue. Hopefully by the end of the week I will be able to make an offer on my first property! At this point I am very excited about the possibilities and opportunity in which this adventure is taking me! I am thank full for everyone's support and motivation here as it has helped me keep focused and alert to my goals and to turn away from the massive negativity that I am currently experiencing.
Until my next blog god bless and take care....

Day 2
Well here it is day two and I have already done so much! I have ordered some business that will be ready on Friday. I have located two real agents that are willing to meet with me this weekend to go over some Pre-Foreclosures, Foreclosures, and REO's so that I can determine which one(s) I want to make an offer on. However, one agent asked me about earnest money, and I noticed Dean's material really elaborated to much on this subject and right now I don't have an answer for her; Are there ways to lock in a contract without having earnest money? I know he talked about no money down deals, but does that also include no showing earnest money? Anyway, I have a lot of questions that perhaps my coaches at the Academy can answer. Anyway, I also started my Mortgage Officer listing and I finally finished a paragraph for my bandit signs. Hopefully this weekend I can start distributing these signs in the areas that are populated with high renters and average home owners. In addition, I am wondering how difficult it would be to start looking for Real Estate outside of my own state? Does anyone have any suggestions on how to begin? Well so far, I would say that I am progressing closer to my goals and that I will not stop until they have been reached!
Until my next blog god bless and take care....

I believe you want to read sistreat thread: Those of you who work with Realtors...have you ever tried this... This thread has many ideas and thoughts as to ways around and to do earnest money transactions. Hope this helps. Best of luck to ya, Lisa
Day 3 – Hello DG Family!!!!!
Well it has been a while since I posted my progress. The reason for that is I have a day job that does take a lot of my time. So, I am working at this when time allows. Over this past weekend I have made a lot of progress. To start I have narrowed down a hard lender that is not part of my Investors club in which they are willing to help me as well as provide assistance to my buyers who have trouble getting financed. The other task in which I have completed is to locate three RE Agents that are willing to learn the Assignment of Contract process in order to generate income along with me! This was is a blessing in disguise as they have already sent me some properties to review. In addition, I have spoke with one of them have narrowed my market research into an area that is very promising for quick turns of for renting. Either way, I believe by next weekend I will be submitting some offers to some 10 to 15 homes in which I believe will turn from Assignment of Contract to buyer purchase contract. Aside from finding some homes, I have also located an Attorney that is willing to help me with my contracts, providing me assistance with the a statement I can use to justify his review of contract prior to purchase and to develop my skills in contract writing. I am very excited about this relationship as I know it will me to strengthen my abilities! The last task in which I was able to complete this weekend was to develop another letter in which I will sending out to Escrow Officers and Companies to find a business that is either experienced in processing Assignment of Contracts or is willing to learn the process along with me. Last but least, I attend Homeless_MD web-conference in which he is sharing his success in developing a business from Real Estate Investing. The meeting was very interesting and I have to admit very informative as well. However, after hearing about his steps to success I believe I have already performed a lot of these steps and am ready for the more advanced portions of his teachings. In addition, I have been listening to another Real Estate investment tool from Nouveau Riche in which they are teaching similar strategies like Dean. Anyway since I have done a lot this weekend and will continue to develop this business so before I close I will try to recap as an outline of my progress as follows:
1.Found three RE Agents
2.Personally interviewed two of three RE Agents face to face to develop a relationship and to give them the direction I heading.
3.Narrowed my market research for possible areas of success
4.Found one Hard Money lender that is willing to help me and my clientele
5.Found an Attorney that is willing to help me with Contract reviews, writing, and development
6.Have review already review a few potential properties for Assignment of Contract
7.Developed another letter for finding escrow companies that is willing to help me Assignment of Contract
8.Attended Homeless_MD web-conference
9.Assessed Homeless_MD web meeting to determine that Iam already ahead of what he was instructing for others
10.Reviewing Nouveau Riche real estate investments tool similar to Dean Graziosi
Until my next blog god bless and take care....

It sounds like you are off to a great start! Congratulations for starting your journal it is a great way to keep yourself accountable and share your insight and knowledge with other DG Members. The DG website is packed with information and inspiration. You may want to consider joining a local real estate investment club to network with other investors if there happens to be one in your area. If not get a few investors together and consider starting a group. This is a great way to learn, build a buyer’s list and maybe even find a partner for a few deals. Try to do a little each day to get you closer to your goals and dreams. Good luck with real estate investing. Believe and Achieve! - Joe
