Holt's Quest to Success! When I grow up...

Congratulations for starting your journal it is a great way to keep yourself accountable and share your insight and knowledge with other DG Members. The DG website is packed with informatio nand inspiration. It is great you are taking action by reading Dean's books. You may want to consider joining a local real estate investment club to network with other investors. This is a great way to learn, build a buyer’s list and maybe even find a partner for a few deals. Thanks a lot for all the encouraging words and great starting tips. I have joined my local REI Club and will be attending the next General Meeting. I also found a sub-group meeting for landlords that is next thursday and I will be there. Just a little nervous about approaching people, but I will force myself to take action.

The first time I went to my REI Club meeting I wanted to run for the door, I felt SO uncomfortable! Beyond nervous!

I did not speak to anyone before the meeting began, afterwards though I spoke to 3 people, got 2 business cards and met my first buyer.

Went home excited and with a huge smile on my face!

Please know that nervous is normal - - - don't let it stop you!

Just do not forget to come back and let us all know the meetings go.

Today was a good day! I devoured Dean's new book "Your Town, Your Profits". It's amazing people. Read it, then read it again. I have a little headache but I will shake it off. Here's a few other things that I accomplished today...

#1- Order some business cards from www.vista.com
#2- Went to Walmart a picked up some 10x14 white poster boards (thanks G. Murphy)
#3- Searched on craigslist for those "We Buy, I Buy houses ads" and took down a few numbers to make some calls to start building my buyers list. Also, posted a few ads on craigslist, backpage, kijiji.com
#4- Went out to eat with the misses to get some time in with the family.
#5- Got some bandit signs to start my marketing for houses and buyers
#6- Well my college basketball is on so I had to watch that, but I am creating my signs. There has to be some production going...SMILE!

For the next two weeks, my main focus is building my buyers list and building my success team. However, I will keep my eyes open for opportunities.

Look, there's no turning back.

I'm in the beginning of my journal and all I can really say is WOW! Well I've told you guys/gals last time that I will be spending the next 2 weeks searching for buyers. Well, I placed an ad on craigslist and I got 10 calls already. That's amazing! Look mom this stuff does work. LOL....I still have 5 more to call to add to my buyers list. On top of that, I went to a New Investors Meeting tonight red eyed and all. I meet 2 more buyers to add to my list. Next will be Building my Team...once I have this foundation in place it's all up hills.

This is great what is happening. But the true lessons came from taking action people. We can read all day, but if your not in the game then you're driving yourself insane.

Today, there was a new person teaching the class. Although to me he really didn't know much about investing. he just got thrown into the class because the original person couldn't make it. Crazy yea I know. I will give you a synopsis of this man. Here's a man who bought a guad-plex for $19k and put more money into it than it is worth today...$75K! Hardmoney for the deal was $100k, well obviously you can see how this deal turned out. Even though this man couldn't teach an once there were some key points that he made. You must have GOALS, you must have LASER VISION to FOCUS, and you must and I mean must never ever ever ever QUIT!

I approached it with an open mind and you know what i enjoyed myself cause he was a funny dude! So remember...GOALS..LASER FOCUS...DON'T EVER QUIT!

This is how my day went...

5a - Rise and shine ( yea that's right 5am). That's my time to read, plan my day, or handle the most important things early.
8a - Off to work to deal with all the negative people. Thank god for ipods.
12p - Lunch...ran to walmart to pick up a few things to help organize myself.
1p - Back to work until 5p. During my very productive day I was on the DG site reading some posts to educate myself.
5p - Family time for 2 hrs.
7p - Reading deans new book and putting together marketing ideas to find buyers. Search craigslist for properties and new ads for we buy houses.

My next steps that I will be implementing is building my Success Team.

Forward motion is the way to go. I was told that all of life is and experiment. The more experiments you make. The better! Experiment family and become better....SEE YOU AT THE TOP!

I drove around town in into a few subdivisions and came across 5 properties that are vacant. No signs of anyone living there. These could be possible oppotunities. I have to do my research.

The night before I blasted out some more emails on the "We Buy Houses" ads from craigslist. I have 3 more buyer's so far added to my list.

I created some flyers to go pass out today at local shops. Also, picked up the local news papers to see if there are any more potential buyers. Oh yea, I can all some those for rent ads.

Things been going well so far. However, when your in the pursuit of freedom and wealth. All these bills come out of the sky...CRAPOLA! LOL! Just gotta push through it.

On to the next....

The past few weeks have been really exciting. I posted ads on craigslist and buyers where just ringing my phone off the hook. I got 7 buyers and I keep that same ad up there running constantly. I went on biggerpockets and posted the same ad and collected 2 more buyers so far. I'm having some trouble finding a good realtor. I know there's one out there that I can connect with, I just have to stay persistent.

I also found some properties in preforclosure and sent some letters. I haven't gotten any response yet. I also went door knocking just to get over my fear of talking to people. I have to say it wasn't that bad. I found some properties going into preforeclosure but they are vacant. I will try to find a number for them and give them a call. The good part is I work for the county and they should have some numbers for me to try...just my luck!
