thanks for the visit and the encouragement. it's just stupid to get caught up on a deal....any deal. I know because I've done a lot into getting a deal off the ground only to have it crash before takeoff. it's not something you do if you have many deals going.
note to self: get off your assets and get going. make more offers search for more buyers market more and close more deals.
second note to self: repeat 1st note to self .

heading over to clean out the mess our tenants left. we called a junk hauling company and got a $1,200. quote. i'm normally all for passing the money around so I can focus on other things but wow!! I didn't see that one coming so time to put the boots and the csi gloves on lol. it's all good though. i'm one step closer to getting them rented and moving on.

have some running to do today, but first have to send email responses from my ads. yeehaah lol

You have come a long way! Simply awesome to see what you have accomplished. Reading these journals is always encouraging

have another property to look at today. 2014 is my year.

got a call to look at a property I have under contract and got an offer this afternoon. doing the paperwork tomorrow. win/win in 2014!

don't mention it. the screen popped up about "others you may know" and I saw your picture and said "I've talked to her before" and the send friend request button appeared like magic B-). my hope is that 2014 is the breakout year for everyone who struggles here and the go ahead year for the ones that don't.

picked up e.m.d. from buyers today and just watched the livecast on i.e. now getting ready to put out my online ads. tomorrow is take contracts to the bank day. gotta love how this year is starting. can't let off the pace now. now I have to "keep moving forward".

today i'm interviewing a recommended property mgr. I hope they'll be a good fit because I don't like babysitting adults lol

hired my new prop mgr. looks like a good fit. had a buyer call me telling me the bank is giving them low comps on a property we have under contract. this is an out of town real estate office that has no idea what they're talking about. it still amazes me how little a lot of realtors know about comps.

lost a deal this week. had it locked up and had gotten nonrefundable e.m.d. from end buyer. I thought I did everything I was supposed to, but I didn't. lesson learned. next deal? going hunting for deals now. do not get discouraged. if you fail and you will if you're trying hard enough, learn from it and move on.

Hi rob. I am in the exact place you mentioned in your journal, I am not happy where I am in life. I'm tired of the long drive to my 40/hr week job where the owners are reaping most of the financial rewards. It sure is easy to stay in that "comfort zone" though. I am still convinced I can be a successful real estate investor, but my wife and I had a setback on our first deal then we fell back into the old way of thinking. Your journal inspired me more than ever to get in there and just do it. I admit I'm nervous and a little hesitant, just like I was when I interviewed for the job I have now...and I survived. Thanks for posting your progress.

thanks for the visit and the compliments. the difference between wisdom and experience is getting the same knowledge without having to go through the fire to get it. that's what this site is for. if anyone needs help we're here for you, but only you can take the action necessary to make your dreams become a reality. I say this not only to you, but for myself as well. no one can take your dreams from you but you. "keep moving forward".

working on my buyers list today and getting some marketing done. awesome info on all the dg sites.

burning the midnight oil this evening. couldn't sleep so instead of tossing and turning I might as well put the old brain to work. read up on carols land trust wholesaling on i.e. and I'm stoked to go after the r.e.o.'s now. will be heading to some r.e.i. clubs next week and hope to add to my buyers list. have to put some bandits out later this morning and advertise for someone to put out bandits for me in another area. do something r.e. related every day and you will not fail. I mean action steps, not just reading. get out there dg family.

hello dg family. well after a disappointing game last night (although I'm sure donna doo is happy), it's real estate time. time to interview new realtors today.

worked on my apts. today ready for paint on Monday and hope to have this apt. ready for rent by the end of the week. reserved my space at the edge for this year, I need more deals before I get there. I need travel money lol!

yes i'll give credit where credit is due, but you have to admit they were pretty much alone out there because only one team came to play. that said I knew you'd be through the roof with joy and this year the joy is all yours. your team earned it all year. see you soon and you have to school me on these nightmare tenants and what to look for in mgmt. I think I have o good mgr. finally but hey, you can always learn something new lol

mgmt. wise it's been a nightmare. I have just gotten a new guy that I think will be a good fit for my Md. properties, but the other states are in limbo until I get more deals under my belt closer to home. we hope to have our apts. up and rentable by the end of this week so we'll let you know. in the meantime we're building our buyers list and looking for properties. hope all is well with you and thanks for the visit.

off to put on my painters cap today. I know at this point I should be delegating some of the labor, but sometimes you just need to get your hands dirty and get back to why we're doing this. that my friends makes it enjoyable.

it's amazing how dirty some tenants are. I thought I had it bad having to put down 2 coats of primer and 3 coats of top paint to get rid of the nicotine until I had to go bid a job today for floors. turns out it was a husband and wife landlord team that had a long term tenant. they took rent for 18 years and got a call from the daughter of the hoarder tenant saying that her mother died and it's terrible about your house. the husband told me they took out 30 yards of debris. I told them maybe they might want to sell "as is" and not hire me for their floors but let me buy it from them. no I didn't get the contract....yet, but I did plant the seed.

I love your positive energy, its really contagious and I love it.

Keep it up and you will succeed definitely for sure.

I have also made a great decision to do it scared as well

just got my tickets to the tony robbins event. I'm so stoked to be going to another level on this stage we call life. the difference in life and a dg'ers life is we choose our destiny and tony can help clear out the crap so we can use deans tools to go to the next level quick and in a hurry.
you gotta pay for speed and I want to get where I want to be "quick and in a hurry"

had a good day today. took the family out for breakfast and went to church. getting things in order before leaving for the tony robbins event. I just plugged it into my gps because I'm planning on driving and "OH MY GOD"!!!!
17 hours and almost 1200 miles!!!! If i'd known that I'd of checked on a flight, but it'll give me a little alone time on the road to reflect on my goals and where I want to be this year. And that's how I turn a negative into a positive .
