A New week!

Today is Monday Dec 21 2009. I have had my Inlaws up to visit and it was nice. We get along very well and that seems to be rare I guess. I got so excited about "DOING" I told my mom inlaw about my plans and she seemed very hesitant. I could understand. But she just doesn't see what I see and you know thats ok too. I will remain focused and keen. I will be moving to North Carolina for SF training in March. SO my personal goal is to do some assignment deals and or bird dog deals. My wife is supportive, but I feel she lacks the confidence in me, namely because I've been talking about doing this for almost two years and have been on Deans site for just as long. I am tired of saying things and then not acting on them. I am motivated and focused in the military, I will bring that same focus into this venture of my life. Today I will be meeting with a local ACTIVE investor here in clarksville and hes a realtor too. I will update this evening.

Feeling overwhelmed

to Myself,
I went to Allen M. office to discuss my strategy and his advice. He gave me two mens name who operate in Nashville that do Self Directed IRA deals. I WILL call them today after the blog to discuss their methods and how they do it. I want this information to take to my family in three days for the holidays. I will tell my family what I am pursueing and what I am in need of ie. private investors, and how they can be apart of thst through IRA funding. I will also be meeting another Realtor/ Investor tomorrow after a foreclosure auction in downtown Clarksville. I am going down there to meet and greet cash investors for possible future buyers.
After Leaving Allens office I felt an acute sense of being overwhelmed. I have all this information/ all these ways to find deals and buyers/ and all this motivation to prove to myself and my wife thst I can do this and will do this, yet I feel analysis paralysis! I don't know where to begin! But....
I WILL FOCUS. I WILL ACCOMPLISH. I WILL DO!! I am tired of sitting on the side line, and just talking. I am tired of seeing opportunities and not acting on them. No more, this is the end of my timidness (concerning money) If God is for us who can be against us! And this I know I have a passion for Real Estate that rivals my passion for my career in the Army, and I have a wife that 110% supports me, what else do I need. Time to do and not talk....

Moving forward

To myself,
I am absolutley Kickin to get up to my family. I will be leaving to go up to Louisville KY, to visit family and then over to Ft. bragg NC, to check out the areas that my family will feel safe living in. We will be moving within the next three months. Then we will swing down to Colombus GA to visit her family. At all three places I will be handing out business cards and finding potential buyers. I think I will be focusing on getting people how are interested in useing their IRA or ROTH IRA to fund deals! This is an untapped source of seemingly infinite funds! How many people are completely overwhelmed and discouraged with the stock market? How much have they lost and area tired of lossing? Rolling/transfering their IRA's into S.D. IRA's (Self Directed IRA) and then funding deals for you!!! And think their IRA will grow EXPONTENIALLY!! I have been doing some serious digging and researching for the past two days and have found a custodian who actually has an office within my area and picked his brain clean! I will be posting through out the next three weeks and hit the ground running on the 15th, already watching some property and will make an offer on them on the 15th!

Continueing to grow

To myself,
I arrived at my families place about tsix hours ago and within one hour had pitched to my dad the benifits of a Self Directed IRA. He said, "Son you have the makings of a great sales man." That spoke volumes of encouragement to me! I am getting together my thoughts and information I gathered and will bring it up to my inlaws on the 27th, thats when we will be gathered together. I am so excitede and am putting together a short term plan (three months), mid term one year and long term five years! I will be extremely busy will some military training for approxamitly one year starting in April. So I am really focusing on my three month plan. I'll keep this updated.

Feeling like I wanna go back!

To myself,
I am not talking about going back to my unmotivated self, I mean go back to Clarksville to close on a deal! Thats right I have a possible deal! Got the pre-qual letter, plus several family that are willing to be private lenders to fund the rehab. Only problem I am not there to do the walk through. Having my Realtor do alot of leg work and will try and make the offer this week and schedual the inspector and appraisor( for an equity pullout to rehab) this week also if I can lock it up on contract. I had typed out a goals list and have been following through with it to a tee. My father in-law encouraged me to do so (he also is a possible P.L.). I am so beyond stoked!! Will keep it updated!

Climbing up and out

I was watching Matt Larsons video and he had done his first 19 deals with no money out of his own pocket, where as this deal I am trying to do I would be funding at least the closing and having the property in my name. I think after this deal I will really focus on trying to do a no money down deal! I really believe I can do it I just need to find an avenue and focus. I am still really motivated to try and sell the S.D. IRA idea. I think its phenomenal and has huge potential its just getting people to see the potential through all the bad news hype.

My wife and I have finally

My wife and I have finally returned from our three week vacation and the first day I am hitting the ground running. I have found two properties a local investor is selling for 29,000 ea. and have just posted some craigslist ads. I am wanting equity investors and wanting them bad! I will take pictures of the homes and do a cost estimate and send them off in some emails to a few buyers I might have. None has said that they would for sure but no hurt in trying right! Well gotta go to bed and wake up and fed my soul tomorrow!

Closing on First Deal!!

Amazing how fast things move!! here are the spec's:

Owned financed rehabbed home: $29,000 @ 10%
Apprasial: $43,000.
My monthly payment(due 1Mar): $425
Local rental rate: $500-550
Will refi. day after closing: $39,000 @ 5.25-6%
New monthly payments(hopefully before Mar 1): $350 (give or take a few)

Isn't that awesome!! I know I had to use some of my own, but I am perfectly fine with that. It gets me in the door, and this investor is buying houses for pennies on the dollar, so I am hopefully building a good repoir with him as an honest, legitamate business owner! On another note: (This is so exciting!)
I happen to be moving to Fayetteville, NcC mid March to start SF training. Well my wife and I swung by there for two days at the begining of Jan. I was looking for a rehabber (not to much work as the wife will be living there with the son!) that I could flip in about two years so sale of rental. Well while looking we came across a nice little house that sat infront of a pond. I had a realtor do some digging and come to find out its a woman not even in the city anymore. Well I write her a nice little email, describing my interest in the house. Well she writes back she has 49.19 acres for sale and will not divide the house from the land. I called another Realtor whom is very investor friendly, and describe the problem. Well low and behold the 49.19 acres is in the "path of progress" for Fayetteville. And shortly down the road theres a family thats planning on developing 500 Acres commercial shopping center!! Well she is asking about 16,060 per acre. Ummm....... can anyone see the HUGE potential profit in this!! HAHAHaA. Have schedualed a meeting with the lady along with her sons via confrence call, and try and work out something so that myself and Realtor friend have exclusive rights to sale and we will see from there!!
Isn't God good!!?? I am amazed at how just by getting out there and being outgoing, it has led to these great potentials!! Well hope all of you on Deans site are having a wonderful time like I am!! Gotta go, have barely been able to sleep the past few days!!

Big day today!

ok Leason learned. It cost to file the deed with the city. Did not even think of that. So far this is what I have personally vested into the property: $3000 for down payment/ $189 for Deed Registration/ and $89 for a 2ftx 6ft sighn says "LEASE OPTION TO OWN" Owner Fianancing and then a number to my mortgage broker. Said she would take care of everything. She works with several investor in the area. Will have to get rental insurance on Monday. Start posting flyers for the property downtown. Also tomorrow voice confrencing with a lady that has 49.41 (I thought it was 49.91 but its 49.41) acres of land, that is in the "Path of Progress" for the city of Fayetteville NC. She is asking 16060 per acre and a realtor friend of mine says the land could go for 900,000 plus. That could give us each 100,000. But talking to the seller is key in this situation. God give my words a place to rest in the family of this ladie tomorrow! I'll let you know how it goes!

So far so good

Talked to lady owns property of 49.41 acres. She is willing to lock up the property using my Realtor a sole advertising agent, and for up the 8 MONTHS!!! For land that is literally right across fromt he street from the future economic development of the city! Has Huge potential! But key here is whether the city and local developers will actually push commercial developement that way! If anyone out there knows of developers then send them my way!! PM me and we can write out numbers. Will keep posted. Monday begins my marketing blitz for distressed properties! Will keep updated on that also! God bless and lets see a prosperous 2010!

Moving on

SO I have begun my advertising blitz though it was more like a quick step. Didn't have enough flyers, and felt real timid going into complete strang business's asking to float my flyers for free. Imagine that a dude who gets paid to get shot at afraid of.... well rejection! LOL Anyway after going into one or two stores got the hang of it and was going through them quick! Decided to build some bandit signs around town, Clarksville Tn is an*l sorry for the french, about having "trash" around. So bandit signs get stripped downpretty quick. But I figure if even one calls and it becomes a deal then it was worth it. I wan to close on one deal "without" using my own money before Mid Mar. Found two buyer tenants from Craigslist, and a local freebie paper. Pick up the 80 ways to find buyers list on this site guys it works!

Found several notices in paper....

Learned something new. In TN well Clarksville, the trustee or mortgage holder only has to wait two months after sending their first public notice of sale to foreclose, which doesn't leave much time to negotiate with banks. Also most of the houses I went to that were listed in the paper as just going to the auction block were already cleaned out. No people, no stuff. And one neighbor of a house said that no one had lived at that house for over a year!! So the bank was sitting on this house for a year!!?? What type of craziness is that!! Anyway I have got to try and find the pre-foreclosures WAY before they are published in the paper. I am going to try the courthouse to see if they publish a lis pendens list, also will talk to some of the attorney's who publish the notices on behalf of the mortgage lenders. Try and come up with an answer that way. Pre-foreclosures is where I want to be right now, and I am determined to make it work. I will not be able to post signs tomorrow unless the weather changes, supposed to get 8 to 10 inches of snow. I know you people from up north laugh at that but my truck has pretty bald tires and I don't think that it would have good traction. Gotta go and continue to plan.

In a new town!

Finally I have moved with my family up to Fayetteville NC, and getting settled has been somewhat hard. I am still working on getting this 49.41 acre property locked up Ladey has alot of emotional attachment. PS learned that VA, FHA loans will not authorize a company to hold the deed, even if for "Estate Planning Purposes" They only make loans to people not corps.
