A big HELLO from the Emerald City (Seattle) to all my fellow investors out there at DG.com.. My name is Jordan and I'm 22yo. My motivation for Investing is to make Retirement possible for my mom. She loves her job and is quite happy, but i want her to have the option to step back and relax any time she wants. Its the least i can give her after all she's given me Smiling

I've had Dean's book "BARM" for about a yr, and have been trying to make things happen off and on for a while.

I feel Blessed to have come across Dean's Inspiring Material. It has allowed me to dream bigger for myself, my family, and my friends. And I can't wait for the Road that lies a Head.

I'm not much of Journal Guy, But Any of My successes will be shared in here for the benefit of all the other DGers who are on the path to financial Freedom.

Not much to report. I've been doing a little bit every day and have some promising leads that I'll be following up with tmrw.

Still puttin one foot in front of the other. I suppose if I keep headin down the right path I'll eventually make it.

today April 20th

-checkin the MLS for new listings
-Posting some CL ads
-Callin up some FSBO's
-Following up with a cpl realtors
-Puttin out a few bandit signs
-Going to the bank and askin about a HELOC

generating leads

For this to work I have consistenly focus on my lead generation. I'm so inconsistent and lazy at times when it comes to bandit signs, flyers, CL Ads, and scowering for FSBO's in the area. There has to be a constant flow of leads in order for me to find the best deals. If there are no leads, there are no deals.

My motivation and drive seems to come and go. Yesterday I felt blahhhh, and today I feel more motivated than I've ever been. I can't find the drive to take action when my motivation isn't there.

The good news is I'm learning alot about terms and how helpful those can be in a deal. Lease options, land contracts, and cash outs are all stuff I feel are becoming more apart of my arsenel. When a motivated seller calls me I don't only have one scenario to offer them...I can propose a few different options and see what works best for them.

Called on 12 Rentals and

Called on 12 Rentals and Fsbos today...3 out of the 12 sounded promising and motivated to sell.. Doing some research and will follow up with them later today.

Fun/Scary Day

Went to Go look at a few bank owned/short sale properties with my agent today. I've known her for a while and we're pretty good friends. Our last stop today was at a bank owned that ended up being in a pretty shady neighborhood. But curiosity got the best of me and my agent. It was a pretty big two story house built in the early 1920's. We walked in the front door and cautiously proceeded to walk in the property, immediately noticing the old, ugly dark oragne carpet covering the living room floor. After a few steps inside we both paused and turned towards each other with an OMG look our faces. We heard creaking upstairs and then began to hear whoever it was walking towards the stairs to come down..We both darted to the door, literally shoving each other on the way out. We couldn't get out fast enough! We ran to the car that was parked on the street and hid on the other side of it and peeked over like we were waiting for a monster to emerge from the front door of the house (more than likely a druggy or squater which wouldn't have been surprising given the neighborhood). Turned out to be an old man who had walked in the back door because it was open (it had been broken into previously). Turns out he was an investor himself and decided to help himself when he saw the back door open, so he says anyway. lol..

But all in all, Fun and productive day. I have a couple offers going in on monday.
