Aerialist's Journal - Because life is a circus

I see the circus as a metaphor for many things, and it has certainly played an important part in my life. It's a place where people work extremely hard, are dedicated to practice so they can refine their work and learn new things, they take risks and, dare I say, they're juggling many tasks. I see what we do here as the same.

I know I am working hard to educate myself, research the market, look for opportunites and take some risks. If I miss and make a mistake, I'll step back into the ring and try it again, and if I find success, I'll take my bow and try it again. Either way, the show must go on and so will I as I find my own way as an investor.

Since purchasing Dean's book, I've spent 1-3 hours each evening looking for properties, re-reading his books and now also taking advantage of the great support this community offers. I made a promise to myself to be an active participant here as I know the members here will be (have already been) a source of great motivation and inspiration.

My husband is supportive of my real estate endeavors. To date, I've looked at property locally and in other states, but my husband isn't comfortable purchasing anything that is not close by...at least until we have more experience. So that now helps me keep my focus to a smaller targeted area. I have driven around and attended a few open houses I've found. About three weeks ago I went to five in one day just to see what was out there on the market. I was surprised to find all five houses to be well maintained and all had been updated. None would be what I would be looking for since there wasn't much that could be done to increase their value (and prices in my area are holding pretty steady), but just seeing them and doing something toward my goals was good. Plus I just LOVE seeing houses!

One stuck in my mind though, so much so that I'm going to call on it. It's listed for $379K, which in this market is fair (before the bubble burst they could have probably gotten $425 to $450K). However, this 10 year old rather large home, near the lake, does need some cosmetic work. All new carpeting, new paint, an updated kitchen (new appliances and new counter tops), and one guest bathroom needs a new sink/cabinets and a bit of tile work (it was designed as a child's bathroom and all of that needs to be changed). But that's essentially it (barring any major problems I can't see). So not knowing the situation of the owners (though they have moved out already) if I think it would be a good piece of property to own, could get it for a much better price and if I can get financing (oh, and convince my husband this is the one!) perhaps this could be my first investment property. It's exciting to just think about it. Smiling I'll keep you all updated here!

Still here, just in the background

Still much happening that is taking splitting my focus and time, but I visit the site when I can though usually no time to comment anywhere. Have been reading Dean's new book, grabbing and reading a page here and there when I can. Found who I think is going to be a really great RE agent and she says she'll work with me, and she is an RE investor herself. Have looked at a commercial property my husband and I were interested, though it's not quite the right property at the moment (this would be for us to use as my husband's business). Still looking for properties, etc. RE is never far from my mind.

The Edge 2010

Before I sign off for the day, I wanted to write an entry about Edge 2010. I am one that joined the site last year right around the time Edge 2009 was about to take place, so I that meant I didn't attend. After hearing about it, seeing clips of it, and eventually being one who purchased the Edge Home Study Course I was disappointed I didn't have the chance to attend last year. So you can imagine that I was planning/hoping to attend this year, however, unfortunately,I am unable to this year which is so disappointing. I wanted to hear the information in person and network with everyone there, being able to meet in person those I've communicated with over the site and others I've had the good fortune to read about their deals, ideas and the RE journey they are on.

Though I can't be at the Edge 2010, I know that I'll continue to gain great information and insight from this site, from its members, and enjoy the onging encouragement and support that is so prevalent here. And, plan ahead to The Edge 2011!

For everyone who gets to be a part of it, enjoy and we can't wait to hear about it!

Shocked to find...

...that my house that I sold in South Florida in 2007 is back on the market in a short sale. Accidentally stumbled on that fact and apparently it's not widely marketed that it's for sale and been for sale for nearly a year. Loved that house. From photos seems to still be in terrific condition. Trying to figure out how to buy it back and keep it as a second "get away" home. Hmmmm...not truly practicle but certainly desirable. Could buy & rent or buy and lease, but really all I want to do is have it back just for us. My husband agreeded that he'd like it back to.

Dreaming, wishing and working on figuring if it's realistic (yeah right) and how to make it so. Come on brain - get creative!

By the way, I went back online to look at my old FL home in short sale; wanted to contact someone about it. It's gone. Poof. No updated listing (only the old listing showing the old price) and most of the places I had previously found it last week have taken it off their sites. Seems in the manner of just a few days of me finding it, it likely reverted to the bank (or is going to go to Sheriff sale and then the bank). Seems kind of sad to have found it and then so quickly it's vanished. Suppose it wasn't meant to be. I know I can try to follow it's progress in foreclosure -- which I may do. Was more interested in getting it beforehand though to be sure it's not sitting empty and the help out the family in it.

It's never too late

Well it's been over a year since I last wrote in my journal and essentially the same amount of time I've been able to spend time on my RE business and even be a faithful DGer. Many things had to take my focus in the intervening year, as we all know how life can take it's twists and turns, but it was all fine and good; it's just that RE had to take a back seat. Now things are at a point that my real estate business can now have it's turn so slowly things are taking shape.

In the past, I was never able to make it to the region's RE investor's club meeting but last month I did and it was a good meeting because one of the speakers was talking about one of my current RE interests. I decided to join the club that evening, another step, plus I've already rsvp'ed for next week's meeting and will be attending. I've put it in my calendar for the next year to be sure it's scheduled.

I've also decided upon my RE company name (Center Ring Realty -- a name chosen for many reasons including that every property deserves to be in the spotlight!). I've purchased the domain name and designed the logo. I will be putting up a website soon and ordering my business cards. And in the meantime, I'm starting to make contacts. Now this is on top of my full time job, helping develop my husband's business and also work on another project I have going, so unfortunately no one thing will get my full attention; however, if I don't start I won't "get" anything, so, I've started. Again! And it's good.

Earlier this week I listened to the DG call with Indiana Joe and today I'm writing in my journal. Baby steps, but they will all add up to success by the mere fact I'm in motion and moving forward.

Happy July 4th to everyone. I hope to be back writing here - and learning more on the site from everyone - again soon.

An update on a foreclosure

I just had to write in my journal -- as a reminder to myself -- about a foreclosed property I wrote about over a year ago. It was a house that had nearly $600,000 on the mortgage. I knew they had accepted an offer somewhere in the 300's, I think around 365, but the deal had a condition the bank wouldn't accept. I put in an offer of $200,000, no inspection ,etc. and thought if it's meant to be then it will be (the house had some mold, needed a well put in the property because it shared it with a neighbor but there was no official anything and now it was a new neighbor, plus a few other issues. It wasn't meant to be, but lo and behold a couple of months later it turns out they sold the house to someone for, did you guess the amount yet? Yes, for $200,000. My instincts were correct, just my timing was off. I was told they sold it someone who was local (it was owned by a local bank) so that seemed to be the difference since I was not from around there. I was disappointed as I felt I had options in place to sell it to someone soon as a vacation home -- but I was also glad to see I hadn't been out of left field with my offer (though I know the real estate agent thought I was crazy). Live and learn!

Yes, it does seem I joined this site about a year before you; and I wish I could say I've learned so much since that time -- well actually I have but what I mean to say is I feel I still have a long way to go. Of course, learning never stops so I suppose that's not valid. My main next step is to just "do it," to borrow a phrase. I've come to realize -- now that I'm married - I am over analyzing because now my actions effect someone else. Luckily, I have tremendous support from my husband who is behind this 100% so I just need to stop the over thinking and take action. Do you have a journal here? Foreign Real Estate

I have several niche interests in real estate: mobile home communities; historical properties and foreign real estate are my 3 main interests currently, though I look at everything so as to not limit myself in the beginning of my career. Whether or not they are the most profitable I'm not sure, but they do pique my interest. In terms of foreign real estate, I'm interested in Uruguay, the South American country where my husband is from. We journeyed there earlier this year and while there we spent time looking at properties. The real estate agents (husband & wife) my husband found were wonderful. So nice, so helpful and they showed us terrific properties. There is one in particular that we loved, but for various reasons it's not meant to be. The most intriguing place we saw was an old home in ruins - abandoned, two stories with the thatched roof, a block from the beach. It was big, with three bedrooms and two baths. But boy oh boy did it need complete and total rehabilitation! The real estate agents had a builder go by to look at it and he said it had great bones, so the walls were in excellent shape.

They had tried to find out who the owner was but at first there was no trail to that person. My husband had seen it first then took me and it was on that second visit someone was there. Turned out to be the father of the woman who bought it at auction (for $30K US). They decided to fix it up (somewhat) and sell it. Had they wanted to leave it alone and sell it for much less than their asking price of $90 - $100K when they were finished "fixing it up," we really were considering how to make it work for us -- but they were intent on the fixing up part and then reselling. But their idea of fixing it was to put in new windows and a new roof...and that was it. I'm not sure how they could ignore the mold, the dirt on the floor --- and some places the dirt was the floor, the filthy broken kitchen cabinets, nothing left in the bathrooms -- nothing-- etc. and think the location was enough. We saw a home two houses over from it for $105K US that was lovely and needed nothing done to it.

It was fun and very interesting to go property shopping there. I just love looking at properties everywhere I go!
