So, here goes nothing.
About a month ago, I went to a local home show. I met with a guy there who had very common interest in property, but the difference is, he is using this process to add to his net worth. My wife just walked on, she knew he hit a string with me, I love real estate and have dabbled in it for a while, but really want to do it full time. I have a job making 6 figures already, but it just isn't a passion, it is a means to an end. We have partners in another business, and I have 1 rental house between my wife and I. I'm fortunate enough to have a brother who shares my passion and excitement. He has a real estate license and only does it part time, he has bills to pay and a family to support as well. He and I decided last year to start small and see where we can get to.
We bought a duplex that profits ~$500 per month. Not bad for a $5K investment. Then we purchased, in January, a family owned home with owner financing for 18months, to gain enough money to pay the down payment, right now we profit ~$500 from it as well. We are in the process of purchasing a 4-plex that should profit around $700 per month. The market we are buying in is extremely ripe for making WINs for everyone.
It seems like we are tying up our money with long term investments. I would rather flip some, assign some, and hold some, so that we can build our income to a point that we can do this full time.
I have created a website, put ads on Craigslist and we are in the process of buying bandit signs. We are following the DG book of 30 days to real estate cash and I'm trying to be patient with the process. We have one investor at this point, but need to find the right property for him.
More to follow as my brother and I dig in and start making wins in real estate.
