Recruiting Bird Dogs Pays off BIG

I constantly run ads on Craig's List for Property Finders under Real Estate Help wanted and also under sales.

I used to split profits with them but now I offer them a flat $2,000 finders fee. I can't rely completely on BD's bcuz 99% will flake out. Most will never get started, some will send a few addresses and every once in a while I'll get one or 2 that will really put in the effort and send me hundreds of addresses. I try to explain to them, that 98% of these addresses I cant do a deal on, and that's why it's a numbers game.
I estimate maybe 30% of my deals come from Bird dogs.

I also do the direct mail, bandit signs, door knob hangers, networking etc.

But heck, every so often I'll slam a big deal from these guys and I realize how important it is to cultivate friendships and business relationships with these guys.

Ironically, I find very few other wholesalers recruit bird dogs and I don't understand it.

Last week I just slammed a deal with one, the smile on his face when I paid him his 2K in Cash was priceless, and I got a photo. These photos help recruit more finders.
I've paid out almost 30K this year alone on finders fees. I do the negotiating, finding the buyer and contracts and getting escrow started etc. I am actually still in shock how far I've come in 3 years.

The real kicker is, the feeling I get helping others.
The sellers, the buyers, the finders and me, when the deal is done we are all smiling.

Oh yea, one of my finders did a wholesale on his own and made $11,000 He called me up to thank me for teaching him. We also now have a 4 Plex "Sub To" deal were working on.

Let's make some MONEY.....
