Yesterday was 3 weeks exact prior to me having to leave this dump anyways...

Try to make a few phone calls here this morning... may have to wait an hour at the most... Not sure what time everyone is going to open up? lol

Need to get ahold of the lady i was refer'd to... and set up a time for me to come in and talk ...

Today is just a miserable day for me and probably going to get worse before it gets better....

Just need to go south... If i can get out of here and get by for the first month ill be alright!

I should have made some phone calls but ended up doing something else...

Brrr its still cold... cant wait for the HEAT WAVE to come tomorrow at only 12 degrees?

CL is dead almost with no deals here... may start looking into another area?

Today was my Bday if anyone wondered why i was miserable today

Might have something here if the owner will finance... I may be an owner of a investment property that will make good money on... and possibly allow me to move south maybe sooner???

Got a meeting with someone at 1 pm tomorrow for some other nonsense...

I multiplied that by 15% to come up with a STARTING Offer of $35,870 Minus whatever work is going to be needed which the seller is saying nothing but paint is needed... but i can see in the pics where it might need some carpet, trim work as well... Both properties are in Lexington North Carolina being sold as a package... and i am in southeast ohio... I dont have a buyer lined up yet but i have a couple in mind... unless there is someone here that wants to be my second set of EYES?...

Yep 9 days till i become homeless unless i find something rather quick... Everyone including my stepmother is telling me there is work that is here that i refuse to do even though shes not the one up here...

Please I don't like the word you said "9 days till I become homeless".

You have to always have a positive mindset and have 100% complete control of your thoughts..

When you let negative thoughts go through your mind. For instance, when you said "8 more days before I have nowhere to live" you will see negative results
Negative thoughts--> can affect your emotions---> can stop you from take actions ---->can stop you from achieving your goals.

You got this.. You will succeed! I would suggest you to focus mainly on FSBO and contact at least 10 FSBO each day via zillow and CL and put in at least 5 offer each week!

I would suggest you to write down your short and long terms goals and say them aloud twice each day (when you wake in the morning, and before you go to sleep)

Hows ZILLOW work on gaining leads?... Ive used it once or twice checking a property that Trulia doesnt pull up... but thats it?

Got a lead into a Fsbo and trying to find the phone number is a difficult part... yes i tried the phone book

Ive already got it figured out to the FIRST offer i should make and the TOP dollar offer i would make on the property which top dollar is the 60% of value... so we will see once i find the phone number to contact them?

got a few other FSBO's to look up and ill do that in the morn...

Thanks to that i think i found one that i can get for 23k and comps say just over 182k is its value but needs some TLC... nothing major just good cleaning and freshening up a bit to

But seeing some comments about HUD and how they want 500 dollars EM on anything 50k and under... How would you guys go about dealing with something like that?... I know matt said on the video they have no deed restrictions usually and you can double close if need be?...

Sean - for EMD for HUD houses, they're generally pretty inflexible on it (from my own experience of buying a few). Best way to lock it up is to just use your own funds and then get reimbursed from your buyer.

Do be sure double check the contract for deed restrictions. Sometimes there may not be any, but read it carefully. I bought one that did have a restriction stating I could not resell within 90 days for more than 20% profit.
