Just wrapped up our first rehab for Dean/Matt-or sow e thought-but are still finding things that need to be done. What a process and a learning experience. There were some bumps along the way and we will be making some serious changes to the fine tuning of the process. We have followed the AM book but will need to make a more defined outline for our projects.

Looking forward to getting our banks all lined up this next week and opening up a new door to acquiring properties.

Will be setting up a calendar and doing some time blocking to stay organized. I know myself well enough that when I get overwhelmed I get messy and that does not help move things along. Stay organized and follow the schedule as best you can. Stay Motivated and on track!

Busy day today- wrapped up the final walk thru on rehab and confirmed closing on our 2nd rehab for Deans team.

Helped a fellow investor get started on the right track and will be meeting her to preview some properties to get her business rolling. IF the numbers work We don't mind if its a property offered by another wholesaler so we will see what we can do.

My man is in WA visiting family but still part of the action. Love it so much that we are so on the same page.. Make EVERYTHNG so much easier.

Previewing a property tomorrow and reached out to some FSBO properties that preliminarily meet our investment criteria so waiting for them to get back to us.

Set up a meeting on another referral FSBO for Friday- busy busy busy.

We finished up our rehab project and are closing on a new property on Monday & starting demo on Tuesday. GOAL=rehab complete in less than 10 days- WE CAN DO IT. Now that means we need more Properties!!! AHHHH

Hopefully made some good headway with a lending institution for a Line of credit to increase our buying power and they are reviewing financials. This will open up some nice avenues for our business

Worked on building our business credit a little today. What a complicated task.. a lot to do in that part of the business.

Previewing 2 properties tomorrow hope to add them to the list....

Wonderful story.

It is really uncanny how many times we all hear such moving and profound stories of greatness.

I think that each of us has a "greatness story" within us desperately waiting to be put to paper.

Most of us just minimize our greatness by not allowing ourselves to recognize the accomplishments we are making currently. We may not all have attained the level we feel we should, but it is all about one of Dean's video speakers. We have to learn to accept the level we are at before we can move to the next level. If we are never satisfied at our current level, then we do not have the foundation to move forward.

Stay focused

Thanks for the post. An I agree we all are capable of GREATNESS and sometimes because of our past, our current situation or whatever we minimize our accomplishments and or GREATNESS! Its a habit that needs to change. Jeff and I do acknowledge how far we have come the past few months but don't generally take personal pleasure in our accomplishments but rather share where we are heading and what we do to help other see their possibilities and GREATNESS so they find what is needed in them to move forward.

We take each day as an opportunity to be better at something that moves us forward personally & professionally, together and as individuals...then winding it all together in forward motion. IF you are not doing this- you can.

For example just this afternoon I had the opportunity to present ourselves and our business model to a significant lender in our area. We live this life everyday so taking the time to share our achievements in one setting rarely happens. But I found myself slightly proud to share where we have com ein the past 6 months. It validated our struggles and made me feel like we DO know a lil bit about this business and are being successful on some level.

So Today I encourage you and everyone to take a moment and acknowledge everything you have done in your business since you started. No matter how the level of success it is success and enjoy it.

We have been busy working on our most recent rehab project and everything ahs been going so well. Today in NWI we have had torrential rain and flash flood warnings, severe thunder & lightening and wouldn't you know it...The roof on our rehab is giving us challenges. It is leaking in the back bedroom and now it has a nice hole in the ceiling. We will need to wait until tomorrow when the storm passes to go up and review the issue and get it repaired ASAP. No project offers complete perfection. There is always an opportunity for a test which causes growth. We get to show our ability to handle the situation at hand and learn how to avoid it the next time- hence always moving forward.

The rest of the project looks GREAT and is coming along nicely. So the roof issue, although is causing us extra work and possibly an extra day, I am overall pleased with the results that are playing out.

We are happy to be doing what we do and sharing our challenges, growth and success with you all so that you can see that although the weather outside is... there is always and opportunity to Shine right thru it.

This business has many opportunities for us to feel defeated and wanting to just walk away. I have spoken to a few folks lately who are at the end of their rope. I find myself wanting to offer ongoing encouragement for everyone we encounter but know that it is ultimately their decision what to do.

We have struggles ourselves but know that we have a good support system in each other and where I lack, Jeff excels and visa versa. If you are doing this alone find a good support and set goals. Ask them to help you be accountable and strive to meet your goals. We have our goals written out, written on the mirror in the bathroom and we write new ones all the time. We take the time to decompress as well and recharge so we can continue to move forward.

I encourage everyone to stay positive and write out what you excel at in business and what you prefer not to do and find someone to do those tasks for you so you can keep moving forward.

Some days you just have to appreciate the events around you. Some teach us lessons about moving forward with better productivity and some teach us lessons about how to acknowledge the positive events. Today offered us both. Ending the week on a High note and with some AMAZING surprises that will be revealed in the coming days to those who are watching from the side lines.

We are working on reaching out to more buyers so increase productivity. I revised our Company overview to reflect what we offer. Jeff is sending it out to our current buyers and we are looking for positive results.

Things are really starting to move along. We got another property for Dean yesterday and made offers on 3 more that fit the formula. Today we are looking at 4 off market properties-1 bandit sign, 3 from other property locators we are working with.

Our Realtor/PM is ramping up her end as well has brought on additional help to start making calls to banks and help move our piece of her business forward.

We feel very good about things moving the way they are.

Starting our 3rd Area Manager rehab next week (off market thru another wholesaler) and picked up 2 more OFF Market properties today that we will submit tomorrow and Monday. 1 was a Bandit sign call and the other was thru another wholesaler. That's 3 properties in less than a week. Things are picking up! You can do it TOO! Just implement the strategies Dean Teaches and use the tools in your tool box that he has given you to succeed and build something AMAZING!

Hi Folks, I missed the Edge and was heart broken that I couldnt get there, those arent empty words those are straight from the core of the heart, two days before the event started I came down with something and my stomach and bowels were so cramped and I all most had to homestead the toilet seat all day long no relief went to the Doctor and they couldnt tell me what was wrong, they said it would pass in time, well I kind of figured that or I would be 6 feet below ground or not exactly right the rest of my life, 7 days later it cleared up,finally relief, oh well next year , wishing you much success, Jim

I am going to meet with the realtor today at 2pm on a property which is run down priced @45k.

This property does not have , heating, water, electricity, drive no good, driveway no good
I am planning to rehab and rent it.
The rental I can get is $900 to $1100. The property can appraise to $110k after rehab.
The property is in a commercial zone .
The property is sitting idle because the parents of the owner used to live here, the owner tried to rehab and has put new windows and ran out of money.

My question how much should I offer for this property, the rehab may cost upwards of 20K.
After the walk through I am planning to take a contractor to get an estimate on the rehab cost.

Since I do not have money , I am planning to get money on credit card, get private money and then subsequent to rehab, get it refinanced. For that to happen I will visit smaller banks where may be they may loan even prior to rehab.

Any input, help is greatly appreciated.

What a CRAZY Week! We have 6- yes 6 properties on our Board 4 are for Dean, 2 we have not submitted yet but will be this week. Finished up rehab #2 for Dean and got it rented in less than 30 days! moving up the timelines and looking to do more.

We have been doing Deans program full time since January of this year- So in less than a year we are achieving this level of success. We simply implement the techniques Dean teaches and follow thru..he has offered a blueprint for success and all we have to do is follow it.
You can do it!

I see your post on August 7 and can't help but think I'm one of the people you refer to!! Just know that although I'm a little distracted right now I love when you text and call!! And I'm expecting to stay connected for many years to come. YOU guys are doing GREAT!!! And I love coming here to see all the progress you've made since the AM training. KEEP DOING what you're doing because you're inspiring so many!!!!

Kristin-silly girl-you know where you are and what you goals are and that we are here for you WHENEVER! We miss you!

to everyone else- the last 9 months have been amazing. We implement what is taught and adjust it to fit our lives and goals- you can too! We have secured 6 properties over the last week and have offers in on several more. We are doing rehabs and getting homes rented in less than 30days-wanting to go faster and do more though! This is our system, our goals and our outlook! FIND YOUR system, goals and outlook and go after them all.

We have people PM us asking for what to do and how to make it better for them and we are happy to help & Encourage but the base of success is building a foundation to build upon-one brick at a time- or one Garage door at a time as Dean said at the last EDGE. Where do you want to be in 30days, 60 days,90 days and what do you need to get there- write it out and follow it. Chart your success and note that if you did not reach your goal-its not a failure but an opportunity to see what didn't work for you and adjust your technique and keep moving forward.

You Deserve Success! now go get IT!

Wow time flies I had not even realized it had been so long since I posted. UGH. We have building momentum with our rehab projects and recently partnered with another investor on a large townhouse complex. We are looking forward to the natural momentum that happens when you build the pipeline and the "flow" happens naturally.

I had someone ask us at a local RIA meeting how we find properties and move so quickly... The answer is easy...we just follow what we have been taught and implement the investment strategies that work for so many others as well.

We just put a fresh batch of bandit signs the other night and have had over 6 calls already. Key is talking to them about their property and following up after we preview and run numbers. Great opportunities can come TO YOU if you put your information out there.

Lately we seem to be making a lot of offers and several just done seem to make the commitment. It is discouraging and sometimes We just want to throw our hand up and say ENOUGH! but we gather ourselves- use the time to refocus and gather our thoughts and figure out why we are not getting accepted offers. We go back to basics and keep moving forward.

I so appreciate all the DG folks we have met and are yet to meet. Bimal & Donna- Thanks so much! We are committed to the work the process and looking forward to the success yet to come.

We are away for a few days revamping some game plans and designing some simple methods to move us forward. We have an amazing rehab team that is not needing babysitting and a crew to be proud of- so appreciative of them.

We are excited about helping others and offering ways to help them move their business forward as well as moving out forward.

We are incorporating many new things- but all are good, fit on our current plate and will help to move us forward. A lil' stressed but being outside the comfort zone caused Growth!

We are finishing up 3 rehabs this week, offering on 2 for specific buyers and assessing more for rehabs.

We also just started doing Daily Wisdoms soooo-stay tuned. Hopefully we have some good stuff to share in video as well.

Starting to branch out and assist some or our local Newbies as well and have made some good connections and friendships.

What a busy week.
We finished up 2 rehabs and will finish up another one this week. We are negotiating on 3 new projects now and have one other locked up for an out of State investor as well.
We are starting our RE Agent and Brokers Classes this week and are excited about opening our own Brokerage.
We are also going to begin traveling around and talking to prospective DGers about the DG program with a hopes that it will evolve into more training opportunities so we can help others find success in RE Investing.
We have been recording Daily Wisdoms now as well and hopefully those will start going out too.

When you implement the strategies and use the tools given to be successful amazing things happen.

We have wholesaled 2 properties to out of state buyers and have a 3rd locked up just in the last 7 days! We helped another NEW wholesaler move their first deal along.

Looking forward to meeting our year end goal of completing 20 deals. we are at 17 right now and these three will meet goal and we still have another month to go!

Feeling Blessed and grateful for all the opportunities that came across our path this year. Met some AMAZING investors, formed some lasting friendships and set some new things in motion for starting 2014 off on a high note!

With the holidays approaching it is easy to want to slow down and succumb to the distractions of the season. Now I am a HUGE Christmas Nut and LOVE everything about the holiday so I am no different- We want to take time to shop or go out with friends and we do but we incorporate that into our schedule not schedule around that.

Our business today is still as busy at it was 2 months ago meaning we are keeping up the momentum needed to meet the number of closings we need to meet our year end goals.

Stay focused on your business model, keep striving to reach your goals and keep up the momentum through our the holidays and you will start the NEW YEAR off on a high note and wont need to spend a month o two getting back on track.
