I have had the pleasure of co-instructing several of Dean's Insider EDGE Boots on the Ground events with my best friend and husband, Joe. Many times so many lady investors come up to me to discuss challenges they face and they often seek advice and inspiration from another women investor. I am so happy to help and I realized we may face challenges that others do not face.
Ladies, I would love to hear from you on my journal. As women we face many challenges in our everyday life and when you are in real estate investing, lets face it, it can be a man's world. Let's embrace and share our insight and inspiration with others to help make real estate deals happen.
Some questions you might be asking yourself include:

It was nice to meet you in Orlando at Dean's Boots on the Ground event. As you start your 30 day action plan be sure to build the buyer's list and have a generation of leads coming in each day. Leads to motivate sellers can be generated in a number of ways, from, working with realtors, to driving an area, looking for for sale by owners, to estate sales, to putting out bandit signs through-out your target market area. Remember, there are so many ways to locate motivated sellers, the key is get your system in place and work the system. You do not have to do it all yourself as you can have bird dogs help locate deals for you and your buyers. I hope this helps. Carpe Diem! :0) - Stacey

Warren Buffett is betting on housing
During a TV appearance, Warren Buffett said he would buy up millions of U.S. homes if it were possible.

NEW YORK — The U.S. housing market disappointed Warren Buffett last year, but he hasn't given up hope.
Buffett said in his annual shareholder letter, posted last weekend, that he was "dead wrong" when he predicted last year that the rebound in U.S. home prices would begin within a year.
This year, though, he's betting again that the housing market will recover, and for an interesting reason: hormones.
As Buffett explains it, the housing market is depressed because young Americans have stayed at home rather than leaving their parents to set setting up their own households.
"People may postpone hitching up during uncertain times, but eventually hormones take over," Buffett wrote in the letter to the shareholders in his investment company Berkshire Hathaway.
"And while 'doubling-up' may be the initial reaction of some during a recession, living with in-laws can quickly lose its allure."
That is not the entirety of his argument.
He also says homebuilders are not creating enough new supply. As a result, the excess housing inventory that built up after the financial crisis is slowly disappearing, paving the way for new demand.
During a recent appearance on CNBC, Buffett said he would buy up millions of U.S. homes if it were possible.
New data seemed to support Buffett's contention. The National Association of Realtors reported that the number of people buying used homes in January rose to a 21-month high.
As usual, the annual letter was an opportunity for Buffett to provide a candid assessment of Berkshire Hathaway's wins and losses, most of which were in the volatile energy sector.
He said his entire $2 billion investment in a Texas utility company may be wiped out unless natural-gas prices rise substantially.
"In tennis parlance, this was a major unforced error by your chairman," he wrote.

Ok, now here is your: First Homework Assignment.
********When your out this weekend, find at least 5-7 bandit signs. Include your kids when doing this. Make this a game. Tell your kids to find all the yellow signs they can find and get the numbers, as your driving to your destination. Give them a great treat after the game is done. Ice cream really seems to get the motivation running. Just think, how great would that be to have extra eyes looking for you to find bandit signs?
********Now here is your part. You! must Call these numbers. Remember ladies, the numbers from these signs, these can be your future buyers that you are talking to.
Ok, so the homework assignment is not hard, right? What do think? I hope you see that I have tried to teach you how to continue working your business and incorporate your kids into it. Just one of many ways we can include them.

It has been awhile since I have posted out here, shame on me. But as I see, it has been awhile since anyone else has either.
Hope all is goig well with everyone and that you are working hard on your real estate buisness. Now that the kids are back in school some of you moms have some more time to, find deals, talk to realtors, to find more people for your power team. Just starting trying to make my first deal happen,looking for properties to wholesale cannot find any trying to find an agent who willing to work with me and it seems like they are scared of getting out of the box, maybe I need to leave new york but I have to make a deal, I have a buyer's list and still getting it larger. Hey Ladies!! Donna here... I am still fight the good fight. We have done 2 lease options, finished our rehab and acquired 34 more management contracts since the EDGE. and i have 3 more deals in the pipeline. I have fired 2 brokers and looking for a 3rd. And I have a new grandson...

Hello Stacey, its a blessing to have you helping women in such a serious time, and I thank you for that.any advise stacey on wholesaling I lost my job almost a year now, I'm in new york and it's a hard place to be struggling, I thank God for his mercy,I know I have to build a buyers list and its pretty building this list, I try to find and agent,most of them don't know what I am talking about, and some came plain and say no they don't want to work with any investor to do low offers, any help will stacey Lorna
Hello Stacey,
I took Dean's real estate course online in February 2015. Nate and Matt were teaching super wholesaling. The way is was explained was that you could wholesale properties without needing money or credit, just have your contingency clause in the your offer so if you don't have a buyer by day 14 you can exit the contract. I have encountered real estate agents that want a proof of funds letter before they will put in your offer. Is this normal?
