Downpayment for Commerical Properties

Really what you are looking for is a lender that would allow the seller to carry back a second mortgage and would not require you to have skin in the game. In todays lending environment that is a tough sell. Many that I have found still require you to have some money in on a commercial endeavor and a track record of experience. You could always use a private lender that would loan this money but the lender carrying the first may want to source and season your funds. You could also look for a partner to help with this deal. I am sure that you will get some students to debate this and I always enjoy that.
