That is a loaded question. Each deal may require a different approach. There are many roads that can get you to the same place but you need to find the right one that works for you and the seller. Always want it to be a win-win situation. Did you have a situation present it's self?
Here are just a few off the top of my head:
Lease option, real estate assignment AKA Wholesaling. just to name two. Where are you with your studies? I give myself on hour or more a night (excluding last week).

Hi PC. I would strongly suggest that you purchase Dean's books "Profit From Real Estate Right Now" and "Be A Real Estate Millionaire". There is so much info in the book on how to find properties for no money down as well as finding motivated buyers and much much more. If you really want to go "all in" then you should also look into the DG Success Academy to get on the fast track to real estate investing.

One of the best ways to generate cash with bad credit and no money is by doing assignments or controlling proeprties through lease options. If you watch the success storie videos of Greg Murphy he is very knowledgable about doing lease options and sandwich lease options. Does anyone have a number for investors in the columbus, ohio area, I had a bankruptcy in 2005 and im still trying to re-build credit so I need loans that are not so much credit driven, I ordered the books but have not recieved them yet but I have general idiea of how it all works, I have found 7 super good deals but I need to get them financed, someone please help me

if i barrow 150000 and they want 9%, thats 13500, and i flip the house a week later, do i still owe them the full 13500?

Hi everyone...this is my first post, and my first deal. I have found a killer deal on an reo with about 80,000 in equity. I can't buy it because of my credit scores. I'm trying to get the bank to let me assign it. Anyone have any suggestions? I don't want to let this one slip through my fingers. I have an investor buyers list of about 40 people and feel sure I can resell this one really quickly.
