Joint Venture with Dean?

I was wondering if Dean does any joint ventures with his Academy Students? I am aware that there are many sites out there where the owners help their students to get started by funding their first deal and splitting the profits.

I appreciate any input you can give me.

I've been trying to get back on my feet since my 30yr marriage ended and currently working as a bird-dog, since I'm unable to get approved for a mortgage.

Most banks want a pre-approval letter when making an offer on a property.

I have contacted several homeowners, on more than one occasion, that have received notices of default, with no responses.

Dean has went into some deals with students that have found success. But you do not need it, trust me you can make it if you follow all of the tools Dean gives us in his site and books. If you don't have money start off assigning contracts. Also go to a local re meeting and try to find yourself a hml. Another thing you can do is find a good deal where the owner will give you financing for a year or more, this way during that time you will have time to try and rebuild your credit. You do have many options. Don't give up and you will make it.

Useing first time home buyers tax credit

Hello everyone: My Question is that if you are a first time home buyer could the government stimulus plan tax credit be used to purchase a home that is in forelosure? I am a native of Las Vegas, and as you know we lead the nation in home foreclosures.

Also How do I go about doing this, and what is the first step into getting it done. I have ordered Dean's books have yet to receive them but was just curious as how to use the government to purchase homes.

I know that there are also free GOV grants out there for people who want to purchase property and repair them for sell. I lost my job about six months ago and is living with a friend, I just need a BAIL-IN to get my feet back in the door. Any help would be greatly appreciated.

Tax Credit - First Time Home Buyers

It would be a good idea to talk with your lender. They should know all the terms and conditions required for the tax credit. Yes you could purchase a foreclosure. It may be the reason a specific property is on the market but does not necessarily affect its saleability. What is more important is the properties ability to meet the requirements of your specific loan product.

Hi Rosefield from what I've been studying up on HML their mostly private entities; they do operate like a bank if they're doing more conventional lending meaning you have to qualify & have collateral vs them lending base on the property's FMV and/or ARV and LTV that you're looking to get from them. You'll also have to find out which type of properties they lend on like here in Atlanta the one HML I talk to doesn't lend on Condo/Townhouses or Multi-family nor on Owner-Occupied homes. They are not regulated like Bank of America, Wachovia, etc. You want to have a sound understanding of their terms and what you have pay to do a deal with them. I hope that helps.
