I would look for a local private hard money investor. You can call the hard money lenders(google hard money lender in_______) in your are to find out who they are. You also can ask your realtor to see if they or their broker knows of anyone localy.

My partner and I have a Letter of Intent with the seller.
I am trying to get more info out of the seller. He is being a little ornery about divulging any info until he see's a POF.

Tell him like this:
"I personally know of some associates in New York, Dallas and Chicago who have buyers are intrigued but aren't going to provide a POF or LOI for that amount without more info to do their own due diligence."
LET THEM RESPOND TO THIS. SPACE OUT YOUR STATEMENTS WHEN YOU CONVERSE WITH PEOPLE TO ALLOW THEM TO BE INVOLVED. WHATEVER HE SAYS THEN SAY THIS
"Understand, they also believe that I am not serious when I tell them I have access to it and my reputation is on the line here, so if you can provide me with something that will keep them interested and want to bring something to the table."
MOST LIKELY HE MIGHT EITHER GIVE YOU THE DIRECT ADDRESS OR THE SECTION OF LA IT IS LOCATED. IF HE STANDS FIRM ON HIS DECISION, THEN SAY THIS;
"Ok at the very least can you give me the area it is located or comps that I can present to them??? LET HIM REPLY
Would you feel more comfortable if you spoke with them yourself??? Perhaps we can set up a conference call between all of us or you can speak with them yourself???"
AT THAT POINT YOU'RE PUTTING EVERYTHING ON THE TABLE TO MAKE THE DEAL HAPPEN AND HE SHOULD SEE IT. WAIT FOR HIM TO REPLY AND IF HE SAYS OK TO ANYTHING YOU SUGGESTED SAY THIS;
"Ok ill give them all a call. I'll call you back in a few hours and give me whatever info you want and then we can proceed and make this hopefully happen. I'll talk to you later"
