I love your comments. Just that as a newbie I find so many things in my way. I am in dire financial straits here of late. Used to work 2 jobs and have currently lost one. Money is supertight and it just seems the wife and I are constantly at each others throats. I need one deal to turn this all around and I am getting desperate. Any advice would help even words of wisdom. I am beginning to be depressed and in need of some peptalk. Im doing my best to keep it all from the kids, but it is getting harder and harder. I know im not the only one who has been here, and im sure i wont be the last. It sucks being here.

I am going to be honest......I see u love golf, movies and video games.......my best advice is lose the video games entirely.....replace with real estate LEARNING....and the movies and golf too .......replace also with real estate........PERIOD...!!!!! ......keep. your why in your mind at all times........TO SPEND TIME WITH FAMILY........
believe me.....when u excell with real estate AFTER u learn the ropes.......there will be time for all of the above........you have to sacrifice NOW........stay FOCUSED AND PERSISTENT and hold your WHY IN YOR MIND .....EVERY DAY!!!!! .....if you do this....... I will do my best. Called an fsbo today and got a lead on two properties. I am going to call him tomorrow and see if we can work a deal on one or both. Thinking about assigning one and sandwich leasing the other one. Dont mean to bother you but it seems if I keep writing people on the site it keeps me focused and on track. I also found a company here in the ATL that works with people who specifically cannot purchase a house right away due to numerous reasons. She told me she has plenty of customers who can lease purchase a house and whos credit will be fixed in under 12 months. She also told me she can have some of her customers in houses by the weekend. Time to see if I cant match some folks up. Goal is to have my first deal done by 10/15.

How you doing on matching up? ? Any prospects yet?? Go gettum!!!

I wish everyone had parts of your attitude. Anyone can be successful in real estate. The problem is that it is a bit of an art, and there are no rock solid specific methods to produce results. If there were, everyone would be successful. This market takes finesse, and if you look at the title of Donald Trump's book, it's called "The ART of the Deal". The only way to develop this art is to persist, learn, get better, and hone your skills. Quitters never get to that point. They give up when it's not easy. You have to persist, get better, and figure your market out. People like you JB will definitely succeed because you keep at it. See you at the top!!

HALF FULL for sure!!!! ALWAYS keep your head up and thinking POSITIVE ....even when you don't FEEL LIKE IT and pretty soon u will wake up in the morning just FEELING IT.....because u have PRACTICED IT SO MANY TIMES...and the byproduct will be you ....GETTING LUCKY......FINDING AWESOME OPPORTUNITIES...meeting KEY CONTACTS..........AND MUCH MUCH MORE!!!!!!

Jay, I keep finding the houses. Just cant find a pertner. looking for an equity partner for a house. I have the leasers who will option at end. I just cant find the financing to lock up the properties. any suggestions.

STAY PERSISTENT!!!! keep searching and marketing for partners, family, friends

I would find another lease option buyer and SANDWICH LEASE this deal! !
