Hi everybody.

If I could receive counsel from anyone here, that would be fantastic. I've been working on assignment of contracts these past few weeks...I've got the buyers, I just don't know how to find the deals very well. I'm not fully educated on running numbers, so this has been a little difficult for me.

I'm doing this full-time & it's stressful! Sad Posting here is actually therapeutic for me, though...anyway, make sure you guys succeed! I need your inspiration Smiling

Going in circles

To place an offer you will most times determine;

fair market value after repair, subtract cost of repairs then figure cost of holding the property ( cost of interest,taxes,water,electric etc.) a good figure is 1.2% of fair market value each month it will take you before it sells, and then subtract out your desired profit leaving some room to negotiate.

Example: Market Value ARV (after repair value) $100,000
4 months to sell it carrying cost 1.2%/mo 4,800
cost of repairs 6,000
Profit of 20% 20,000
offer $ 69,200

Always expect the seller to counter offer this is the reason to add a little more profit (use your own judgement)
use any buffer you wish.

Another idea

Contact as many agents as you can, and let them know what types of deals you are looking for. They will tell you if they have anything like that available, or if they can find you something like that, or they may tell you that you're crazy and that type of deal isn't possible in your market. You will get all sorts of responses. Just don't believe that things can't be done until you get verification from multiple agents. Most agents aren't too clever in terms of dealing with investments, and you need to find some specific ones who really know how to get it going.
