I just wish i had that opporunity i am in need of cash asap and i dont plan on doing rentals anytime soon so my question to anyone with an answer is what is the best way to wholesale in a down or buyers market?

You state that you are ready to jump in but that deals are unable to be found you then ask how to get started.
Here is my advice: I suggest very much that you spend your time finding buyers. I suggest more than this finding cash buyers. This will set your market up, help you mentally make offers, make more money and do more transactions.
Once, you have a cash buyers list I then suggest finding a Realtor, looking at properties on the MLS then marketing for properties. Really, you don't need to do this until you have found the buyers list.
