I have said it before on a post but I thought maybe people could post how some of their networking has created great opportunities for others to read. My opinion is REI club is a mandatory part, facebook is mandatory, make sure your kids know what is it you do so they end up bringing it up in conversations at friends houses, school, practices, meeting friends out for dinner or coffee or a drink is mandatory. Mama and I post on FB a ton for this house we are doing as well as our travel business. No buyers yet on the REI but we have had conversations with others since and have a few that have asked us to help them find homes in the area now, possible lease to owns. With the travel agency, we have connected with tons on FB, have 3 groups going on there, and made an incredible contact just this week with a buddy of mine, former Marine that I took Kempo Karate with years ago. Turns out he owns a small record lable, manages a band, and has connections in Nashville. And we are now working on something HUGE with that. We also have made contact and mama should be having lunch or at least a meeting with a sister of a well known NASCAR star next week to talk about another HUGE vacation group idea. GET OUT AND NETWORK FOLKS, you really have no idea who you know that might have a contact that you never knew about. Had dinner with a couple from church, who use to be in my fitness bootcamps tonight, they have a contact that knows this sister and Nascar star also and he said if we needed he would try to get things moving, and we also talked about their house thats for sale. If you don't go get it, it won't happen.

I tell people at my office... nothing like word of mouth. I've already had co-workers from other floors in the building come to me aksing for advice on shortsales... I'm working on trying to get referral fees by sending them to a broker...

I met an investor a few years back that was renting to my daughter. Turns out he also works where I do. There are 10K of us in the building so you can't know most people. We have met for lunch over the years and talked about REI, he has some rentals and at one time I was looking at buying one of his. Recently he moved to a group that I deal with some and we have worked together on fixing some issues. Today I had to call him for something and when we got that straightened out, I asked how it was going. I talked to him about Dean and this site and recommended him checking it out and then I talked to him about what we are trying to do and looking for investors. He told me he had to go to a meeting but had someone he thinks I need to meet that might could help out in the investor catagory. Thats what I'm talking about, get out and network, I don't care who it is, talk about what you do and what your looking for. Thanks Dean and all those on this site that constantly post and help out.

networking and marketing is what this game is all about. If you are bald, think about getting a tattoo that says "I Buy Houses" on your head. Think outside the box. Network everywhere but work it into the conversation; don't become "one of those people" who everybody avoids. That doesn't help.

I tell all of my students that you never know where your next deal is going to come from. People ask, "What should I do?" My response is always: "Just do something. Meet people, make calls. Talk. Network."
Anything will work if you're making contacts in the industry. The interesting thing is, that the deals surface, and it's usually in a different situation than what you had in your mind.
For example, I just had a student today that made calls ....and was very dedicated about it. For the past three weeks, she has been making calls. Today she informed me that she met an investor who "just wants to help someone out" and is offering a rented house to her for $5,000.00. The property will be seller financed at $500 down, and $500/mo for 9 months. That is a 0% loan folks!!!
The property comes with a vacant lot next door, and is currently rented for $750 a month.
Make your calls everyone. Good things happen!
I have a couple of tatoos but I never thought about putting one on my head, ha, not sure how that would work out. Definitely outside the box though. We thought about buying an ugly car and putting an I BUY UGLY HOUSES wrap on it. My neighbor that has a wrap on his for his pet sitting business said not to go with that idea, a wrap yes, but not on an ugly car.

I dropped my car off yesterday to get the AC fixed. When there the owners son came up to me and started asking about my fitness business and all. I use to run fitness bootcamps in the morning and had signs on my car, I told him I gave that up to concentrate on our travel agency and REI. He right away started telling me about his neighbors house that is going up for auction soon and he wants me to go get it and then turn around and do a lease to own for him. You just never know what will come about from talking with folks. I have one guy at church that we had talked and I had offered to do a lease option for he and his family, well, he decided to blow me off I guess and now has a realtor. But funny thing is, other folks in the church told him that they needed to talk to us also, since they got a realtor, so the word is getting out. He called the other day for advice on buying a house they are looking at. He knows what it cost the investor who bought it as a foreclosure and wanted to know how much I thought he had in it and how much he would take. I am helping him out some but just wish people would let us help them out and see where it goes, but its all good. We won't stop helping others and telling others what we do.
