Bird Dogging !!

I am extremely interested in bird dogging, but I have a few questions:

How do I know that this is real and legit? How do I know that once I find an investor a property in which he closes, I will get paid my agreed upon sum? Basically, how do I know that this isn't fraud, misrepresentation, etc. ?

Any help will be greatly appreciated!!

Make sure you have a

Make sure you have a contract between the investor and the bird dog. Also ask them how long they've been investing. If they closed on a few deals in the last 60 days or so, etc. Just make sure everything is in writing.
