This happened to me yesterday.I was looking on Craigslist at FSBO Listings, I found a 4 BR.2.5 BA. great condition, they have babied this house, but were relocating in Dec.So they have to sell.I have seen this posting 2 months ago also.So I sent them an E-mail, , stating that I was a Local RE Investor, and was wondering what they were asking , within 5 minutes she e-mailed me and said $140,000 ,and she asked if I was wanting to buy straight out or maybe a lease option. I sent back and asked if they were flexible with that price, and she came back with, maybe , if you pay cash , would more then likely come down.
Now this is when I came back with one of Matts one liners. I e-mailed her back and told her that the photos I saw that I was sure her house was worth $140,000 and it was well taken care of, but as Im sure you know,(You are competing with Foreclosure's). So I told her I would get back with her.About an hour later, I went back on Craigslist and saw where she had changed her posting, in the body she had statements like,You can buy my well taken care of house, and not have to deal with damage if you buy a Foreclosure.. So those words are powerful.
This is one FSBO I will stay in touch with.I just wanted to bring this up to show how much that one sentence changed her thinking.Thanks for taking the time to read this

You're welcome. Yes they are powerful. Now repeat that with 24 more buyers and find the ones that are motivated and you will have a deal.
