URGENT....doors are closing on me and I need the fam's help!

Hey everyone,

Well, I need to regroup and draw on the wisdom of the DG family. I'm in a situation where I've encountered the following obstacles and I need some help as to how to get around them:

1) Our town fines people who post bandit signs on telephone poles.
2) Lawn signs can't be posted at intersections unless they're on private property.
3) My county has limited online public records
4) At the county courthouse, the computer system, in the words of a friend who is an investigative journalist who has used other county records, is primitive.
5) You can't search the public records by municipality, only by date.

I know these are a couple MAJOR sources that Dean recommends for finding deals. As a wholesaler, finding deals is going to be my lifeblood.

I'm not intending this as a sob story or a woe-is-me account, I just need to come up with a different way. Do I need to pursue another strategy? Is it time I move on to a county that would allow virtual wholesaling? Thanks everyone!

Dean also teaches that you could hand out business cards & fliers, post fliers at grocery stores-laundry mats-bulletin boards...etc, place classified ads in newspapers-craigslist-kijiji, word of mouth, etc etc. and you could come up with some more of your own if you brainstorm. But to do these type of advertising you're going to need a website and/or a 800# to capture your prospects. Bottom line, don't ever give up and I hope that helps. Good Luck.

I'm re-tired,old,broke, and no hope.

Can anyone tell me how can I do this kind of work for a living because it really sounds real simple and still hard to start. I have a lot of fear on dealing with professionals, specially when i don't know nothing about real estate propertys or any other kind of money making business.And top of that I don't have any money to invest.

I 2nd that, try another town or county close by. 2 of the 3 counties in our are are easy to find info on at the counties website and the 3rd one is very difficult to get any info from.

Maybe you could pay someone who has a property on a main road either a monthly fee or a fee at closing and put a sign on their property.

Our local courthouse gives on-line access for some info but not all. Maybe if you go down in person they could get more info for you?

Records and deal finding

1.The public trustee at the court house should have records of all the owners in default. If they are not online they will have the hard copies on file. Can't you take a note book and make notes on these once a week? They should be a matter of public record. I know it's a pain, but that is how a lot of people do it in smaller or low tech counties.
2.Drive the areas you work looking for rent signs and FSBO
3.Get a realtor to supply you with expired listings
4.This business is a people business, period!!! Get out there and meet more people, hand out cards, make phone calls, DOOR KNOCK. You will learn more doing this than any training or web sites will ever be able to teach!!
5.I have 4 websites with squeeze pages and blah blah blah. They supply me with leads but I still must work them and TALK TO PEOPLE. It may not be comfortable at first, you will say the wrong things, not have answers, loose deals, but you will be learning in the real world!
6. Now you have found a true wholesale deal, 65% of ARV after repairs, what are you going to do with it? Do you have buyers or financing in place now, today? If not get to work on that end also.
7. PM me if you would like scripts we use for contacting home owners.

Yes, we've been working on posting up fliers as we find bulletin boards and places to put them. I've also got ads on craigslist and I try to update them around once a week. You're definitely right about the website and phone #. I know Dean talks about sifting through the deals automatically so you don't waste your time, and you really need to or you will get swamped!

I might have to do that. Particularly if I wanted to pursue pre-foreclosures. As I said, I currently can't sort through the pre-foreclosures here in Mercer by town, only by date. Just out of curiosity, what's your opinion on the pre-foreclosures? I've heard they can be a pain because people have their heads stuck in the clouds or are ignoring the problem. Thoughts? One other source that I really want to pursue that I haven't gotten to yet is foreclosure auctions. My mom and I went to our town's annual tax sale in June, but we haven't made it to a sheriff's sale yet. I'm sure that will give a real boost to our buyers' list. It's kind of funny: our county's REI club meets at some fancy Asian restaurant 2 miles from our house and they charge $20 to get in and be fed. I'm saying to myself, "Hey, spare me the charge and just let me sit in the corner on the floor so I can make contacts!" Laughing out loud

Auctions, etc,

Good idea going to the sheriffs sale, I have done that and picked up several good connections there.
I hear you on the REI club meeting. There are 5 or 6 major ones in Denver. I joined one of the largest for $190 a year. There charge $20 per meeting if you are not a member so I saved $50. They also have a website with a list of members and there email. Worth many times over the membership fee.

I also go to a few of the others every other month or so. More that once I have spent $20 and connected with someone I wholesaled a property to or they supplied
a property. So I think I have spent about $350 going to meetings and joining my club.
From the connections I made there I have made no less that $10,000 this year. I will have more deals in the future with people I have met. So I have to say that was a well spent $350.
So go to them, you will meet people. Actual HML and PML and realtors that work with investors, title companies, contractors, etc etc.
