matt larson's 25:1 formula

Hi, I just started real estate investing using deans strategies for doing assignment deals here in connecticut. I want to try Matt Larsons technique, the 25:1 formula but not quite sure how to pursue properties that are listed with other agents. Does anyone have any experience using this technique? If so could you explain how you do it when there is a listing agent involved? My question is, would an agent let you lock up a contract when you are not actually buying the property and not putting any money down and telling the agent that you are going to assign the property to another buyer with the promise that you will find one. Is this possible? Please can anyone help me?

I have done this, I did find me a agent to work with me. She did all the work and new on the front end what I was doing. Just don't forget to put and or assign on the contract. If you find a good agent they will know all the ends and outs. Hope this helps.

I have experience talking

I have experience talking with listing agents and some of them don't even understand what an Assignment is. Some don't want to deal with investors. Try getting your own REA let him talk to them. They speak the same business language unlike if you're not an agent. There are probably agents out there who deals derectly with REI but you need to find them. When I started with REI, I avoid dealing with preperties that are listed to an agent, but don't get me wrong a lot of DG members here might have dealt with them. I choose FSBO instead. Hi Ron,

You will find a realtor that works for you. There called buyers agents. Explain how you want to do business. If there interested they will follow. If not you know who's on your team. Sometimes we have to teach people how we want this done. Once you get your first deal done it will become easier for you and the people around you. If you've come this far I know you will make it over the hump.

Finding good agents

Hi Ron, I have found several really great real estate agents to work with by attending REIA meetings. The agents that show up at these meetings are more prone to be investor friendly and in many cases are investors themselves.
