Take Action it will work. Were their is a will their is a way. You must remember yesterday is gone and Tomorrow may never come.

I would advise 800 number or virtual call service that text messages to your phone on each call. This is one of my secrets when listing homes. I call people back in two minutes. People say that was the fastest response after leaving a message. Fellow NYer here.

I use a service that fwds my messages to my email, which is great! Harry, do you use a vanity number? Mine is just a regular 800#...Any thoughts?

I tried 800 numbers and they didn;t work for me. I now use my cell phone. If I see a 800 number sign I put mine right beside them. when someone calls i ask were did they get my number. and if by the 800 number i ask if they called it over 90% say no.

Good tip with the signs. I also think cell numbers are better. I would be more likely to call a cell than an 800 #.

Either one works. Kiel and I have been putting up alot of different signs. Handwritten, printed, plastic corrugated signs, Red and White signd, Black and Yellow, Signs, Car magnets, Business cards left in many interesting places, etc.!!!!!

We have used a cell phone number and a 1-800 number on every sign and we get calls.

Remember that when you get a call, call them back. I know it sounds trivial to think "why wouldn't I call them back?" but when you get alot of phone calls you will forget to call some of them back.

I suggest using a 1-800 number. COA network is the one that Dean Recommends and I use it. It is $40 a month, but it has a pretty good list of online tools and you can use upto 10 different extensions. Also your Voicemail is available online or from your phone.

Kiel and I have had many phone calls at one time before and we have missed making the return call.

Thanks all...I have already hand written my signs and placed my 800# [from COA btw:)]...as I want to get them out tonite so I can benefit from the extra holiday traffic... I was initially going to use my cell as I have heard that if people see a local area code, they may be more inclined to call, but everyone is different. I decided on the 800# this time... Next time I will use my cell and see which method produced better results...

Great to hear you have an 800#. I have spent alot of extra money on things that really didn't make any sense at all. I kept on trying to reinvent the wheel and ended up with squares that wouldn't roll.

Motivated sellers will call a local number, 800#, and an out of state number. Just have to do something to get started. In the beginning 10 phone calls will seem like ALOT, but then it will not be enough to find a deal fast enough. You will be able to sift and sort through the leads alot faster as time goes on and then deals will present them selves sooner.

I have both an 800# and a local number and have found that the local number brings in more leads. For my local number I use Google Voice. It's free and it forwards to any number that I choose. It has voicemail and free transcribing so I don't have to listen to messages a bunch of times to capture info. It also makes it easier to distinguish between a personal call and a business call because Google Voice allows you to set the forwarded calls caller ID to read "Google Voice" while it captures the callers actual number in the system.

I love it! Maybe I'll post this in a new thread in case others would be interested.
