Offlinehi everyone, just today I happened to come across a good deal on an investment property. however that property is located in las vegas and im here in L.A. does any one know or have any experience doing assignment deal that are out of the state with out leaving have to travel right away?

This is my first week appling the tech. I got from deans book. I am already very confused. Just today I met an agent that wanted to show me a 28 unit apt. complex.Some upgrades need done. Yet again today, I recieved a call from an agent that was responding to my inquiry into a property. Check this out. I finally get around to asking her that if I could Fined the best deals, would she buy from me. Her response was that her firm has multiple out-of-state investors looking for apt. complexs! My question is, should I attempt to lock this prop. up on contract before repairs or after?

Go with what your heart feels, But if i were you and she selling it to you well below market value, i would try to get an estimate of how much the repairs would cost, then talking the seller down and locking it up. But most def. you should lock it up on contract because there are numerous investors out there who love to buy fixer uppers. Good luck and please keep me posted on how it works out for you.

wedree, Did you end up getting this property under contract?
sequoyah, you need to have someone that's in that area working on the ground for you or have the Home Owner send you pics. & learn how to do repairs from looking at pics. It's not hard to get someone to do this for you & pay them a small fee, if you close on the deal.
