All of those statements are true! Its essential you do your due diligence and know who you're working with. Ask the real estate agent for their license number to check them out with your state's real estate commission to see and find out if they've had any complaints filed against them and even if their license is current & valid. You know the cliche "what you see is what you get" well you need to follow that same cliche when dealing with any Brokers/agents when handling your REI business. I don't talk bad about every agent (I use to be one myself) but you got to cyoa when handling such a large transaction as real estate. NAR won't tell you that.

I'm so glad you posted it and here's why I love it: because it's true. It's really good information for all of us to know and knowledge gives us "the edge" (that is a nod to Dean's new home study course!).
I will admit again, as I have several times on this site, that I have not had good experiences with real estate agents. I know there are good ones out there but I just haven't found them yet. I have found that even before finding Dean's books and this site that I have often times known more than the agent, I am the one who ends up doing all of the research to find the homes I want to look at and buy, they've answered some of my questions with information I knew to be blatantly wrong, and I could go on and on.
So armed with the knowledge in the article, and the knowledge we have from Dean's books, this site, etc. I believe everyone is that much more ahead of the game. As investors we all need to "take charge" and lead and remember that the only person watching out for your best interest is you!
So I hope you can look at this article as actually something very positive and use the information to your advantage.

That is why you need to be very choosy and selective when picking real estate agents...
Always let them know what you're goals are and your plan of action... Only work with those that are in sync with your ideas.

I like everyone's replies and comments. When I saw this I put the brakes on right away and I started to think "What if"..........and I backed off a little bit because here in North Dakota people are so conservative and they don't like to venture out and try new and different things. So thanks again for everyone's comments I look forward to seeing more postings soon.
