Hello DG Members,
I am calling all experts regarding manufactured homes. I do not know much about these types of homes but a friend informed me you may have different HVAC systems and sewer systems for manufactured homes in a manufactured home subdivision.
I am looking at a few manufactured homes for sale and the seller is motivated. Can you please advise some of the points to consider and what to look for in these homes.
I was also told to be careful and check the lot rents, floors etc. Any advice would be appreciated from inspecting the homes, to financing the homes to renting, etc. I would like to hear as much information as possible to assist me with my review of these homes. Theirs alot to look at really. When the last time the septic tank has been cleaned or replaced? The support of the house? I would flush the toilets to make sure that they flush well, alot of problems in manufactured homes come from the septic tank, but some manufactured homes are connected to the cities sewers, so you might wanna ask. Those are the two big points to me in inpecting a manufactured home. Hope this helps!

Find out what manufacturer build them. Find out how old they are. Integrity of roof. I don't know if they required tie down straps up north but they sure do down in Florida or whether its on a foundation. Check if there's a supply store in that area to go get replacement parts. Definitely find out if there are any restrictions in that park kinda like a Home Owners Association. Overall check the integrity of the entire place along with what Robasciotti recommended. Oh if there's a possibility that the park maybe made to close entirely or move.

Prefabs are such a great concept. When in investing time is money. I think this is an excellent way to build wealth not only from a residential stand point but a commercial one as well. There are many prefab company's. I have dealt with Sica in the past. But there are so many great companies available. I saw recently a log cabin that was done with the appliances and fixtures included! The best way to build on a large area is with a steel frame. I found that narrowing down the style home and considering the location and space size is a great way to start. One thing to consider when thinking design is to keep in mind of expansion. Can some where down the line the home design your choosing, be upgraded. Also there are some really nice eco friendly homes out there. There are also a great deal available without being your traditional shape and design. Go with it Joe, great way to build and save and profit! Much success with this..........Lubertha
