confidence is not what you lack. proof of this is that you DID buy A N D read Deans book. You know that you can do this now all that you need to do is to practice a little. Look at those properties that spark an interest in you. Talk to people (owners, realtors, investors). even if this one doesn't work out for you there is always going to be another opportunity around the next bend. Look at every property as an experience. I have looked at more than 40 properties and have even put in offers on several of them. My credit isn't bad but I don't have cash. If this sounds familiar to you then I want to emphasize to you PLEASE DON'T GIVE UP! Keep on looking and becoming comfortable with talking to strangers; remember you are still learning and building confidence and knowledge. Never give up you will succeed in the very near future. California is a whole new ballgame. Houses are sitting empty everywhere, but money is scarce. I have been looking for private money but investors won't help unless you have money to invest. Never get discouraged, have faith in yourself and in the teachings that Dean has provided us with. We will succeed! I know that Y O U have it in you to be a success.

Only way to get your feet wet is by going out there & waging in pool (competition from other investors) and bidding on properties or if you're low on cash-o-la you can bird dog and/or assign contracts to other investors until you build up your own cash reserves. Another way is hard money lenders but find out all information you can before becoming involve with these ppl they aren't regulated like regular financial institutions neither do you want to get hustled.

While HML could be an excellent source of funding, some might have a whole other agenda at hand. Hence the reason all have to do their homework to ensure that the company is legit. Good Luck.

I have purchased a book several years from Dean. I read it completely but lacked the confidence to follow through. My reliance on the negative people around me created a sense of failure even without taking any steps. At this point i have lots of knowledge and the confidence but feel that everything is meshing together and i feel soooo lost!!! Where should i begin?? LLC, etc. I currently reside in Las Vegas and would like to be an investor in Las Vegas, California, Arizona and New Jersey/New York areas. Please advise! Thanks in advance for all ya'll motivation and ya'll personal posts.
