I am current looking for properties on the internet and using several websites that I got from Dean's book to estimate its FMV. I used mostly Homegain, Zillow, and Eppraisal.com Which are the best in finding out what a house is worth ? Thanks

no one uses these websites?

so how do you come up with the fair market value of a home? Do you multiply the square footage or use a similar formula?

Real estate agent

First of all I just want to say thanks to everyone that posts on here. I come on this site a lot and it inspires me. I am brand new to this and since I dont have much money I want to start with assignments. I am working with an agent who comes highly recomended by a few friends of mine. When I talked to him about what I want to do he said that he doesn't want to get involved with assignments. He has been in R.E. for 20 years and said he has seen a lot of law suits with these. He says if I want to get into real estate that I should try to get my license. Should I try to convince him that assignments are legal and that they will work or should I move on? Thanks


county auditor site

I just passed my real estate exam two days ago. When I came home from the exam Dean's books were on my front porch step. PERFECT TIMING!! Almost finished the latest book.

As far as websites go for FMV. I have used the county auditors site for real estate info. It's free, public info. some sites are easier than others to navigate but it's all free.

I'm not sure if Dean has time to read these post or not but if he does...Thank You. And thank you in advance to all of you who post on this site. I hope to learn from your experience. I have been reading this site religiously for a few weeks now. Your stories are great. I hope to someday post my own success story (or stories).

I have found that the websites differ a lot. I go to the website of my county assessors office and they provide 20 comparables (homes in immediate area with sale price and date sold). I like to use the average square foot price of all homes in comparables and multiply times the sq. ft. of the home I am evaluating. If there is a big difference in sq. ft. prices, I try to pick out a handful of similar homes and use that average sq. ft. to determine Fair Market Value. I am new in this business, but this seems to be more realistic.


Discharge Agreement Form

Hi Folks

Can someone please tell me where I can download the Discharge of Agreement to Purchase Statement mentioned on page 153 in Dean's latest book (Profit from Real Estate Right Now) I'm trying to get all the needed forms in order so I can figure this whole thing out.

You stated that this gentlemen has been in real estate 20 years and doesn't want to work assignments. There are too many agents out there that are willing to do this. This said, I see no reason to try and convince him. Why would you want to work with someone that is not 100% on your side.

I would move on. Get the paper, real estate journal or names off of real estate signs. Type the letter to realtors from Dean's books and send an email to agents and brokers in your area. When you get replies, interview the agents to see if they truly fit the profile of an agent you are looking for and not just curious. Pick out two or three to begin with to work with. This will show you who truly knows what they are doing.

DO NOT sign an exculsive contract with anyone realtor. (this is where you only work with one realtor to find any house). Once you sign this type of agreement the agent tends to slack off.

Do only a property by property agreement (this is a contract where you work with the realtor on just one particular property) if they insist you do this. I do not sign any exclusive agreement with any realtor.

Always have more than one realtor you work with for a few reasons. Realtors have expertise in different geographical areas. I am currently working with two realtors from two difeerent offices for two different towns which actually connect. The other reason is people get sick, switch areas, move, switch ofices, ect. Always have at least two you work with.
