Tips to involve realtors in all deals?

Good evening, any investors on DG involve their realtors on most or all their deals? Dean discussed in Profit from Real Estate right now that he pays 1% to his realtors to do heavy lifting on deals he finds that they don't. What contract, clauses needs to be signed? Any other practical insights are greatly appreciated.
I'm investing virtually in a market 1500 miles away from my home, and have a good candidate realtor who specializes in working with investors, and seems to have good localized first hand knowledge of this market.

I think what Dean said in the book was he gave the realtors an extra 1% on top of their commission fees to handle a little extra work. I don't think you need a contract for that between you and your realtor, it just can be an understanding between the 2 of yous. And if they realtor don't hold up tp his/her end of the extra work then they wild just get their regular commission fee.

I dont think Dean means that

I'm pretty sure Dean means he just pays them 1% & that's it for off market unlisted props from fsbo's that he finds thru his marketing. He pays 1% so the realtors run comps & doublecheck the contract to make sure it's all filled out right, that's what I tell my realtors, that I will give them 1% commission if they do that plus give me their opinions on areas values & their insight & to go take pic's etc.

I invest in kc mo about 1,500 miles away too from me.
