If you think you're on track, studied REI and know the values of property, have buyers and are ready to PULL the trigger...
Wait! - Use fake money for the deal, pretend you bought it and see how it works out for the buyer and follow up when the deal sells/rents and ROI or profit by following up on the house.
We were ALL SCARED, but, watch the sale and the re-sale profit or rental rate.
Run the numbers to SEE If you're right or close on profits! This will SHOW you how well you know what you're doing.
Go by the house and SEE whats going on and talk to ppl working there.
Ask: are you the owner? if NO - get owners name/info. = buyer and call them.
Ask: do you do all the work for Mr. buyer? How many this or last year?
Ask: does he / she fix/flip or rent?
Ask: how is he getting deals, working with Realtor?
This is Really easy!
Go by and Stop at All houses being rehabbed and ASK!!
USE All the Forms!..Always!
Just do it and be Happy!

I love your advice and support it completely! You are right - we all have fears. Especially when getting started. Most of the time FEAR comes from lack of knowledge and the unknown of what could happen. By educating ourselves and being prepared will eliminate and/or minimize alot of fears. You have to want it bad enough - prepare yourself and just DO IT!

You KNOW what you're doing by using above method to See how close or far off you would have done the deal by Watching/Following up on deals.
Check property records to see who paid what and drive by to see the improvements and expenses.You'll see IF the Buyer paid More or Less than your projection.
Estimate Increased Value!
LEARN by following up and driving by and talking to ppl at subject property.
Pay attention to the Purchase price and selling price then gauge repairs cost and Numbers YOU ran on the purchase using "Monopoly Money" and compare the results.
= NO RISK and to Prove to YOU that you KNOW or need to fine tune the Numbers.
Either way, look at the PROFITS!!
