I just connected with a seller in the Texas Market, and I found a person who wants to buy Apartments FOR SALE. How would I make this happen for both ends???? I also reside in the State of Washington.
I viewed a property just before hurricane sandy, the seller had family issues an told me she would get back to me on the property, now she is willing to sell. I have my contract form ready. how do I do due diligence, and do I get a contractor to estimate cost of repairs? am not sure what other step to take before putting it under contract.

I am closing on a flip Friday - I need to update and am very concerned about running over budget. I have someone that is going to do knock down as the walls are out dated swirl and then paint - 7500.
I really need a nice kitchen as this home has a water view/ brick and is expected.
It is expected to sell around 269000. - after fees and such I hope to walk away with 230,000.
I am running short in kitchen - can someone address counter tops. Realtor wants granite.... not in budget. Will laminate kill my sale? Any thoughts?
I have a nice SS package and will be installing tile. Can I trim the budget by using vinyl in the three bathrooms?

- Commercial is a whole different animal. Do you know anything about the specifics they need on properties. These may include things such as what is the cap rates they need? How much vacancy or value build opportunities do they look for?

Contractors due a great job giving you an idea of costs. The difficulty is that they miss items because they are not trained as an inspector. I would suggest finding an inspector familiar with the area and destructions that can occur from high winds and strong storms to look at the property.
From the inspection you can get a contractor give you a bid. I do suggest a full itemized bid. This will include the costs of materials as well as the costs of labor for all items. Getting several bids will be very helpful as well.
A side note. Did this person already collect insurance money on the property? If so this may be a bargain tool that you can use when negotiating with her.

You ask a very good question. The difficulty is that we as coaches cannot give you contacts to call without their expressed permission. However, there is an easier way: Start a new forum.

I have two questions: 1) What do you have the property under contract for? 2) What do you have budgeted for repairs?
In answer to the laminate in the kitchen. Really, this all depends on the market. What does everyone around you have? If they all have granite then granite is suggested. However, if you do not have these counter tops in budget then you should truly keep in budget or find a way to cut budge and allow for the tops. However, that being said there really are some fantastic looking laminate tops. Check Lowes.
Vinyl can also be used if the market allows for vinyl. There are some really nice options for peal and stick from Lowes and Home Depot. In fact some of these peal and stick vinyl 12"x12" pieces can have grout. They look fantastically close to tile but are well below the tile cost.

For the investor in TX I would recommend first setting up a team down there since you are out of state. We will want to start with a good agent that deals with commercial real estate like that. They are a very important part because they might be able to connect you directly to good money lenders, contractors, and property management companies.
We will then need to find out from your investor how much can they afford and how big of apartment complexes they would like.
Then lets start looking for properties that match.
You can get the agent to find things as well can you can start calling landlords to see if they are wanting to sell any complexes they have.

What we need to do is look for comparables first to see what it would be worth if we got it all fixed up. Lets find out the potential.
Then you can either make a list of all the things that need to be fixed and go price it out at home depot or lowes. Also we can help estimate some cost of repairs with you.
Another option is call some contractors to see if they can go out and make a bid for you on how much it will take.
After we have those number we can come up with an offer amount and then send them a contract.
We can help you with that as well but get a purchase and sale agreement from this site. fill it out and send it over to the seller.
If they agree we then will lock it up and advertise the property to our buyers.

I KNOW I CAN !!! I'm just a bit STUCK and frustrated.
and have started slowly to put bandit signs and posts, I even got few replies for other Cash Investors ( buyers ), my buyers list began. I have not yet got any responds from my " we buying homes " signs, but I did drive around the neighborhood, I find few abandoned and neglected houses, I tried to track them down, to find out who they belong to...but no success ( , I don't know what else to do.
I called few Home 4 sale bu owner, I called for this once house 3 time and left a message, no call back... WEIRD.
I know I still have to learn a LOT and how to think outside the Box..and I will , but that takes time also.
Can anyone help with any idea/ advice ? will be MUCH appreciate it.

I've been trying to contact a success academy coach for some time now. I call the 877 number and I usually speak w/ a representative to relay the message to a coach to call me back later but I never get called back. It seems you guys are easier to contact online than by phone
You are doing great! Keep up what you have been doing.
If your signs are not working make sure your wording is correct. Try another approach and see if you get better results or try another area. Marketing is often a guess you get right and each area deals differently to marketing.
I would not neglect getting a "good" Realtor and getting properties from the MLS. Sometimes investors avoid this but this can be a quick way to getting to properties now.
