Help with Building a Buyer's List

Help with Building a Buyer's List

Each day I continue to recieve requests for help in this area. If you are new and needing a little direction then read and email me and I will get you this info.

What I would like to talk to you about today is building a buyer's list. Our buyer's list is the foundation of our wholesaling business. If we think of other businesses, our buyer's list is our customer list. If we are to grow and thrive we must have a strong buyer's list.

Understand that there are dozens and dozens of ways to build a buyer's list. The key is finding something that works and then doing it over and over again.

Let's talk about some proven methods that work in many areas. These are things you can do today to get your phone ringing.

1.) Go to the classified section of your local newspaper or electronic ad. There you will find owners that are advertising their rental properties. Talk to the owner and find out if they are interested in obtaining additional rental properties.

2.) Attend REIC meetings. This is a great networking opportunity. You should take your business card and be prepared to listen. If given an opportunity to introduce yourself, take it.

3.) Get a good understanding on how to write an effective ghost ad. The ad you write will aid you tremendously in finding buyers.

I would be happy to further enhance these things with scripts and more detail. You can email me at [email protected] and i will send you an email that has some great info.

This helped me get 126 inbound buyer calls over one weekend.....

I watched the LiveCast 2012

https://www.deansinsider.com/livecast/replays2.html

and there was an interview Dean did Tina Hague who is an investor in Las Vegas where it is very competitive at when making offers. It was the Day 1 Video four. I followed Dean and Tina's strategy to a T with her Firehouse technique. I started it on a Friday night and pulled them on Monday night, and I had non-stop calls coming in. I couldn't keep up. I had 126 inbound calls over the 3 nights and 4 days and still have 40 numbers I haven't been able to call. There were Cash Buyers and tenant buyers that called in. You can do it anywhere anytime. Let me know if you need the script I used.....here it is:

"Hi, I'm _________________________ and occasionally I run across houses that can be bought at a substantial discount. Would you be interested in getting information about houses I find?"

If I find an amazing deal that fits your criteria, could I email it to you? Who would say no? If they say no, move on to the next person. If they say yes, say “Great! I just have a few really quick questions to ask you.
What are you looking to buy?

Is there a certain time frame?

Is there a certain area?

A certain price range?

What are the last couple of deals that you’ve done?

Do you have access to cash?
How quick can you close?
Would you be interested in Lease Option? Down Pmt/_________ Monthly amt/______
What kind of equity or return are you looking for?

What is your full name?
Email address?
Phone number?
Write all this down in under five minutes. When you get all this information down and their email address and phone number and you promise them you won’t pester them unless you have a deal that fits their criteria, then you shake their hand and go on to the next buyer at your real estate investor club, auctions, call-ins, etc., then just do this same commercial all over again.

Good Luck, Hope it works as well for you as it did for me. Louis
