As one of Dean's Coaches I am always interested in being able to direct new students or discouraged students to this site in order to be inspired by all of you. When your fellow DG students see your success, it is the number one motivator for them. I have had many students call me back after I have referred this site to them. It is YOU who motivates them.

I was a discouraged student

I've mentioned it before on this site. I didn't get the training from the coaches I had expected when I bought into the Academy. I have however completed a couple of transactions with the help of local investors in my area. I also helped form 2 REIA's in my area, since there wasn't one. A lot of stuff I've learned has been from other investors on this site and others I've met at my REIA. The problem with the Academy is that they say they have investors/coaches who know all about California and invest in California. However, some of what was being taught just didn't apply. Of course there are ways around doing REO's and Short Sales (which I was trying to invest in at the time) but none of it was being taught properly. I don't discourage anyone from buying a program to learn real estate investing. As a matter of fact, I go to all the seminars where the guru's send out their hype teams to get people to sign up for their programs. I look for the people who do sign up, give them my card and invite them to our REIA so they at least have a support system of local investors to begin working with right away. So there's my story.

New to being in the deals, not new to site

I have been around DG longer then actually investing due to cold feet. That really is one of the toughest parts, taking that first step, sending that first postcard, putting that first sign in the ground on a Fri evening, answering that first call from a possible seller or buyer. A year ago we decided to do out first flip, purchased for $70k, rehab and holding fees were $8k, sold for $105k, walked away with jusdt under $20k. Bought our second flip before we sold the first, purchased it from a wholesaler from DG for $60k, the rehab and holding costs were $92k, sold for $209,500, profit of just over $45k. Purchased our third flip 2 weeks ago today and its spread is better then the others combined. Also had an offer accepted by HUD yesterday that we are scrambling to get the papwerwork completed since we are buying it with an IRA and its a whole lot more to do then a regular purchase. REI works, DEAN GRAZIOSI is the real deal and if you stick around this site and network with the folks here as well as your local REIA, you can make this work.
