903 Cash buys

I asked my real estate agent for a report of the cash sales in her mls region. She had to break it down into 3 reports to email it to me as there were 903 cash sales in the last 90 days. I am thinking this could lead to a long buyers list. I am wondering about the statement that makes with regard to investments. Anyone care to comment?

What this tells me is that a lot of owner/occupant type buyers are paying cash for their homes. A large percentage of these cash buyers are NOT investors. When you do your research make sure the owners address is different from the subject property address, this indicates an investor type cash buyer.

Thanks for your comments. As a newbie myself, that was more or less my reaction, that I had hit the big time for a buyers list. The second thought was this number a good thing or a bad thing for me? I decided it was good. Nice to have other people's thoughts on the matter. Seems strange to me that there are so many people in this economic current that could afford to buy cash unless they were investors, I am working the lists and the county tax site to glean the investors so that I can proceed from there. Way to approach

One way I would approach this (depending on your county's resources) find the owner of an address and then punch that owner's name into the tax records and you should get a list of properties that owner/investor has. Knowing that, you can cross off the ones listed to reduce the list as you now know those particular properties belong to that owner.
You can also use place markers on google maps to see what areas the investors are investing in.
