I recently put in offers on 2 properties here in my home town Bellmawr NJ. Both houses have an ARV of 120K to 123K.
I am dealing with a realtor who came back to me asking for a proof of funding letter, I explained to him I was prospecting for an investor initally and I didn't expect the funding leter to be an issue. Does anyone have any advice as to how I should proceed with these offers. I know my investor would snatch them up in a minute if we can just get to the contract stage.

Usually if you tell the agent you are prospecting for someone else, you will be shot down. They will figure that if you're just going to find another buyer, they can do the same thing. I just tell the agent I want to make an offer, and then in the process, tell them that we need to close in the name of my partner, and we just need to sign an addendum to change the contract into the new buyer's name. I've never had any agent even blink when I approach it that way.
