How can you assign a deal outside of your back yard?

I have a FSBO motivated seller who wants to get rid of her property. However it's in Lithonia, GA DG family please give me some insight on this.

1) Do I get a realtor in that town?
2) Do I find a title company there?

Just starting so I have a lot of questions? If you invest outside your back yard please share how you do it with me.

so im assuming that you dont have buyers there, soo, 1st thing is find the value, yes get a realtor-get comps, put it under contract, ask your realtor to recommend a title co, create postlet if offer accepted, call realtors that wrk with investors & tell them you will give them $2k or 3% of the purchase price whichever is greater, if they bring you a cash buyer(you will pay them out of your wholesale fee)(your price you will sell the hm for including your wholesale fee)

call the reia's in the area for buyers(while you have your inspection period, & btw only use $1.00 yes one dollar for your earnest$) so with this you have no risk, if you dont' find a buyer you can back out of the deal & there is no risk.

That's how you do it without having a team there.

YOu could also bird dog it or refer it some other investor for usually $500-$750 without trying to wholesale it if you want

Use other wholesalers

Find a wholesaler in the area to do the footwork in all aspects of the deal and cut him/she in on a percentage of the deal.
