I just got a list of a few properties that were bought in cash by someone very helpful who found me through this website. I would like to get in contact with the cash buyers by writing them a letter, but I was wondering if someone would be kind enough to explain or guide me on how I should introduce myself. Should I mention to them that I, myself am a real estate investors? I don't know what to say, I don't want to turn them off and not work with me. Someone help, please. Thank you in advance!!

Sure, I got this all from Dean and Gain the Edge Videos. First congratulate the cash buyer/buyers on finding great deals, listen to what they have to say then tell them that you could find more deals like the ones they've found or even more amazing deals and ask them if you could send it to them. Got this from the best so I know it works! I won't even say "Good Luck", because you don't need it, you are only a step away from doing it. Take care.

I am completely oblivious to this 60% ARV. Say I found a house from a distressed seller that does NOT need any rehabbing, bug needs get sold ASAP. He/she is selling the house for $180,000, but accepts my offer of $150,000. I quickly present this to my cash buyer for, let's say $190,000 and accepts the price also. Does this mean my cash buyer would only pay me 60% of what I am really selling it for? I'm confused.

When contacting potential cash buyers I would let them know you are an investor. Say something like this
"I'm also an investor. I have access to deeply discounted properties. Sometimes I'm not able to handle of the properties I come across. Would you be interested in taking a look at some of the deals I come across? If so I will be happy to send you some."
Then get the details on what they are looking for and where they are looking.
